I met up with friends from various parts of country. It's an ideal location for the town and train station. The rooms are tired but clean . Fit for purpose for our group. Can't moan for the price we paid and breakfast included.

Location was great as less than a 10 stroll into town. We were travelling as a couple with our grown up son so having the sofa bed was perfect. Easy to find too. Owner was helpful and quick to respond to messages especially on the day as we were arriving.

My first visit and only stayed a couple of days so just time to visit Jephson park, and shopping area. Which were both lovely and grand. Learned about the history of the town the museum and Pump Rooms. I would say a very friendly town.

A lovely town though getting worse as all UK towns are.
A lovely town though getting worse as all UK towns are. Quite a few addicts, drunks and homeless people on the streets. Many shops closed but it's a pleasant walk around, lots of independent shops still open. There are dozens of coffee shops and restaurants.
The park is a gem. Quite beautiful. The art gallery is good and has a wonderful café.

We were visiting Leamington Spa for a family Christening, so we had limited time to explore the town. We had a meal out on our first and only evening and then spent the following morning wandering around the town. An interesting historical town, with lots of green spaces.

We visited the British motor museum whilst there and it was nice to walk around and see all the old vehicles and styles of road etc. We also went into Stratford-upon-Avon and had a walk around there which was lovely but busy. And we went to the butterfly house there which has more than just butterflies so was definitely worth the money! We also saw shakespeares birthplace which was interesting!
This hotel is in an excellent location, short walk to the river and neighbouring park plus only 5 minutes walk into leamington spa town centres with all the shops and amenities. Although the hotel itself is an older building it was still very clean, the room was a good size with a very comfortable bed and facilities in room were spot on. The staff were friendly from arrival to leaving and I couldn't fault the breakfast, with a good choice of hot and cold options. I would stay here again.
Parking was free but limited spaces.
Check in was very easy and the staff very helpful.
The room was very nice and comfortable with bottled water, tea and coffee provided.
The hotel is conveniently located with restaurants, bars and shops close by and very easy to walk into the centre of Leamington Spa.
We enjoyed our stay there.
There was a good selection of fruit and cereals and juices for breakfast.
A little gem of a hotel near to the centre of the town. Good to find a hotel with free parking. The staff were all friendly and efficient. The room was well equipped, spotlessly clean and the bed was comfortable. Checking in and leaving was very easy. The quality of the food at breakfast was excellent, and everything was cooked beautifully. Great value for the price and I shall be staying here again.
After reading the reviews was unsure about how this was going to pan out but have no bad words for the place, good location, good room, clean place. Some of the reviews say it’s difficult to find, it’s not difficult at all. Great place to stay if you want to visit Leamington Spa.
The Location was very convenient to the center of Leamington Spa, even closer was a mini-mart that sold all the essentials you needed and a nice local pub. The Apartment was spacious and very clean. The manager was very friendly and helpful. So nice we ended staying twice!
The best location in Leamington spa, sitting right on the water, and across the street from the park with the old pump house Museum visible from your window. Lovely! The staff were friendly and responsive and the building, which has recently been upgraded, is marvelous.
Having spent years of working away from home It’s so nice to stay in a property so lovely

Lovely home with charming architectural features, excellent quiet location yet convenient by foot to all that Leamington Spa has to offer. Loved the kitchen and dining areas -- the Aga made the home so cozy!
The staff in this hotel are amazing. Juliet (reception) was really very helpful and kind. Cant recommend the personnel enough and compared to many global 5 star brands these guys are right up there.
This was a great hotel to stop in within easy reach of all facilities. The bar was great with Sky Sports and cheap beer. if you want a no frills but great value for money hotel then this is the one
The Location of the Hotel is 5 minutes from the Center and 2 minutes from the train station.
The Hotel Staff very friendly and in the morning with the breakfast always welcoming and smiling.
Nice quality hotel, in great location. Not particularly cheap, but overall good value for money.
Booked the deluxe room, very comfortable with large bed.
Good full English breakfast.
Elegant hotel on the outskirts of Leamington Spa. Very pleasant and helpful staff. Nice room be it a little small. Full size desk and comfortable chair (10 out of 10 for this).
Very welcoming, great breakfast included in price where many hotel chains charge more, yet still had wide choice and helpful staff. Will definitely use again when in the area.
Right in the heart of town. Could not be better for those looking for somewhere to stay who want to walk into the shops, restaurants and bars of Leamington Spa.
The hotel has been redecorated and is very clean the staff are friendly and the breakfast was good. The bed was very comfortable and the bathroom excellent.
