Breakfast was just average and for the price of the room it should have been included in the booking

My room was splendid - large, with a handsome 4-poster bed
The no.7 York Park and Ride bus stops right outside the hotel; a bonus, as I had expected to have to drive to the nearest Park and Ride location. The receptionist told me this, and gave me a useful printed timetable/map.

Excellent location for sightseeing in York with very friendly and helpful staff. We ordered room service on our first night and the service was very quick. The room was clean and well-presented with a small but functional bathroom. I’d also requested a bathtub which we were given.
A boutique Art Nouveau hotel in historic York. Minutes from the heart of the city, overlooking the Knavesmire Strays, lies the Elmbank Hotel, a unique 19th-century mansion with a rich history.

Beautiful decor, immaculately clean and decorated, welcoming and friendly staff, great bar and sitting area. This hotel has been put together with great care and an obvious desire to create an inviting and interesting space where people feel joy. Loved the pantry for nibbles and treats

The approach to the property is off a main road (York to Harrogate) and is difficult to see. The drive into the property is narrow and twists and turns through trees, Signs on the door are not that welcoming, particularly an instruction to take off shoes when entering.
Had we been just passing traffic looking for a B&B rather than having already paid, we would have turned around and gone on to somewhere else. The whole property which includes a small lake is very heavily wooded.
Once inside however it is most satisfactory apart from the lack of space for opening luggage.
