Good stopover on HCM road. It’s cheap & basic. Owners helped where they could but the language barrier was obvious because I can’t speak Vietnamese. (My fault, not theirs)
Generally clean. Hot water in bathroom, which was private. Room door locks.

There is a great Banh My place about 50m up to the left on the looking at the street , and a coffee place 2 doors further up.
