The breakfast was ok, would be nice to have some yogurt and fresh fruit, the roast dinner was very good. Our room was very clean and the bed was very comfortable but there was no milk for tea and no hot water but to be fair we didnt say anything but if we had I'm sure that it would have been rectified. The landlord was very obliging when I asked if we could have some warm water because our car parked over the road over night had been visited by several birds !! and as we were going on an MG rally that morning it needed to be cleaned.

First of all the location. For anybody that hasn't visited this area of Norfolk before, rest assured you are in for a treat. Although the majority of our visit was on the north coastal villages, Potter Heigham and the Broads more generally are beautiful. Oak Tree Farm is situated a few minutes drive from the main road (not a busy main road), but being located at the end of a very secluded lane gives the feeling of immediate peace and quiet. We were lucky enough to visit when the weather was at its best so we're treated to blue sky and birdsong from the moment we arrived. Oak Tree Farm is a large house only 40 years old and built by the host, Richard. Clearly a skilled craftsman as the property is of a very high standard with a beautiful wooden staircase and glorious sun room to the rear of the property. You are immediately assured that everything is of a high standard and spotlessly clean. We were greeted by our host, Pat who I have to say was the loveliest person you could hope to meet. She welcomed us warmly and immediately made us feel very at home after our long journey. I cannot say enough positive things about Pat. She is a credit to the industry. There are two guestrooms at Oak Tree Farm. One situated on the ground floor and the second upstairs more or less directly above. We stayed in the upstairs bedroom which had a super king size bed and en suite bathroom along with TV, kettle, bottled water, and a selection of teas and coffees. The bed was extremely comfortable indeed and slept very well. In fact, I meant to check the make of the mattress as I had such a comfortable sleep. The bathroom was, as expected, very clean and complete with toiletries and a very good shower. The room situated on the ground floor doesn't have an en suite as such but does have a beautiful bathroom a few paces across the hallway. It is for the exclusive use of the guests so no concern of having to share.

Great hospitality, good location to explore The Broads in Norfolk, breakfast was excellent with amazing set-up of the table. I would definitely recommend to visit this bed and breakfast.

Beautiful little apartment with superb bathroom. All done to a high standard and immaculately clean. James was very welcoming and on hand if needed but left us to ourselves too. Lots of lovely touches like flowers, cookies, fruit. Very comfy bed!

    Waxham is a small village and simply an ideal location for touring. The roads are well sign posted and there is lots to explore. Best food was the Toby Carvery, Great food and our 1 & 2 yo ate for free.
