Location was fab, but we only spent one night and arrived in the dark because of traffic and poor planning, so we didn't get to appreciate the experience. We didn't meet the team, but our communication with them over the booking.com app and phone was easy.

Beautiful property and the attic conversion that I had as my room was huge, with lots of windows which meant that the room was full of warm sunshine in the morning.
The attic conversion has been completed very well, with good attention to detail and the room has been decorated tastefully.
Altogether a very nice place to stay.

The views from the conservatory where we had breakfast were stunning and quite compensated for the location on the edge of town. Anne our host was very welcoming and helpful. The breakfast was generous with an array of fresh fruit as well as a cooked breakfast and croissants.

As we came late Saturday and left for a wedding on Sunday morning all the local shops and boutiques were closed on a Sunday. Roy's was quite nice to go around.
The lido would be nice to visit in warmer weather.

Beccles for me is perfect.
Beccles for me is perfect. Its a friendly village where people say good morning/hello to you as they walk past. You drink/eat in pubs not bars, the staff remember you and there is a genuine smile on peoples faces and not a fake forced one. There is a Quay where you can sit and watch the world go by peacefully whilst having a hot bacon baguette or a pasty with a hot cuppa. Or if you fancy one a cold ice cream. The is a cafe where you can take your pets after a long walk. There were quite a few people where i stayed at the Swan Motel where they went on holiday with their dogs. Changes the whole atmosphere that you can take your pets with you. Theres public transport if needed but its not running 24 hours like the city so you get peace and quiet of a night. No over abundance of street lights so you actually see the night sky and the stars. Its just a slower pace which is very relaxing.
Beccles for me is like a second home, i look forward to visiting and hate leaving.

I have known Beccles for over 60 years as when my children were small we always holidayed in Southwold but did lots of day trips to Beccles and my son decided to move there when he got married'
I was very happy because I could still continue my trips to Suffolk

Loved the closeness from hotel to shops, just short walk across road up some steps through the church and your there, and lovely walks along river and down to quay with all the boats moored up, also everywhere is keeped clean and tidy

Beccles is a lovely market town on the southern tip of the Broads, it's well positioned for visits to Great Yarmouth, Southwold, Aldeburgh and Dunwich. The locals are very friendly. Also the Kings Head, Wetherspoons hotel was a great, comfortable well staffed base to stay in. Couldn't recommend it more.

Beccles is a quaint old Suffolk village. There are a few shops to browse and a Wetherspoons pub in the centre with lots of outside seating for summer. A good place to eat and drink. There are a a couple of car parks right by the shops. The Waveney House Hotel is a great place to have a drink and relax by the river anf watch boats pass by. Not an easy place if you have difficulty walking as it is uphill into the centre from the Waveney. Although you can stay at Weatherspoons for less, the Waveney House Hotel is in such a great location so would stay there. They have parking too, but make sure you register your car when parking (free but only if you log your registration on arrival).
the location was ideal for my stay and the hotel itself very characterful, the fact the pub itself was downstairs was very useful for dinner and breakfast. typical weatherspoons fayre, cheap and cheerful.

Outside area very nice, and well lit, would be great in the summer to sit outside. internal decor was very nice and the toilets were also very clean and well decorated.

The hotel was lovely and is great for a relaxing time away. Its very close to Beccles Town centre and the broads which was nice. We would definitely go to the Swan Motel again.

Stayed for a couple of nights as we needed somewhere local for a family funeral. The cottage was a nice alternative to hotels and allowed some home comforts, flexibility and privacy. Small and quirky little cottage with character. Clean and comfortable. Well equipped.
We thoroughly enjoyed our stay, the Waveney is a hidden gem. Friendly and helpful staff, excellent menu choices and the food was exceptional. Efficient service during meal times. Lovely Woodburn and comfortable chairs dotted around. We intend to book again soon.
The room was fine and the facilities meet expectations but the pillows were like bricks, probably the worst pillows I've experienced in a hotel in years, I stay in around 8-10 hotels each year so to say these are the worst I've experienced is no exaggeration
The cottage is beautiful. Very well maintained and spotless. The owners Judith and Andre were really friendly and helpful. I would definitely recommend a stay at the college. It is a perfect place to relax in after a bust day exploring the area.
