    This is a fantastic place to stay in hoi an with gorgeous views, homely decor, and owners who can’t do enough for you. Would recommend this place to all my friends and family😍 our bus arrived early from Nha Trang and someone was able to let us in just after 5am which we weren’t expecting but were very grateful for. We dropped our bags and headed to the beach to watch the sun rise😌 We also had breakfast on the balcony the following morning, which was to die for and made even better by the gorgeous views 🥰 when we checked out we were able to leave our bags and go out for the day, collecting them in the evening. Don’t hesitate to stay here 💚

    Be sure to book one of the rooms with a balcony, be careful to read the room descriptions, the listings can be a little confusing. Either way, all rooms are spacious and clean.

    Great little boutique hotel overlooking the rice fields on the outskirts of the center of HoiAn. Family business, rooms are upstairs from their coffee shop/cafe, which has excellent food for (breakfast/lunch only). 10 minute cab ride to beach. Quieter location than riverside or ancient town.

    I realized I would like more the rooms with separate bathrooms. For me it was too much. But the design is very nice. In the morning can get a bit noisy when coffee shop opens. But none of these changed my rating overall: I would chose the same hotel if I were to return to Hoi An.

    Big size room, comfortable bed, cozy design. Our room diddn’t had a view and had a very interesting design of bathroom (not separated by wall). Also the coffee place downstairs is wonderfull. Great brunch options, amazing coffee.

    Really well located and beautifully designed property with a lovely cool café underneath. Had views over the Paddyfield also complementary pushbikes the room was spacious and clean . Highly recommend

    Great small boutique hotel around 15 minutes walk from Hoi An town, with the added benefit of a lovely view over the paddy fields that typify this area. We spent a lovely 3 nights here. There is a coffee shop downstairs owned by the same family which makes a great breakfast spot as well. They also have free bikes to use, which we fully recommend for a day around Cat Kim Island and the nearby fields and bays.

    - The room is very comfortable, clean and beautiful. Furniture and choice of decor is really nice. - Paddy field is just right in front, and there are lots of paddy field cafes 2-3 km away from Hotel which you can cycle or walk. - Old Town is not far, 10 to 15 minutes walk depending on the weather or you can cycle or Grab Bike - Free bicycle to use. - Great Shower and Aircon for the hot afternoon - The staffs are friendly and always smiley. Even the night watch uncle is nice and smiley. - There is also a cafe at level 1, which serves great food. - There is free filtered drinking water - They can also help arrange tours and transport :)

    Nothing - loved it.

    Loved the decor, comfortable bed, the view but most of all we loved the staff. This is a small hotel and it felt like “home” almost instantly. The cafe downstairs is a great place for food and to relax with a smoothie or coconut coffee. It is also the place to chat with fellow travellers. Perfect for us!

    Lovely owners and staff, very welcoming and helpful. The rooms are very nicely designed with good facilities. Laundry service was excellent and very good value for money. Cafe downstairs is brilliant and also great value for money (their coffee is amazing).

    Really highly recommend!! Friendly and helpful staff, perfectly located in walking distance to the old town and with the bikes to three beach. Stunning view from the balcony over the rice fields and a fantastic breakfast - fresh&healthy and served with a smile!

    Nothing not to like!

    The property is in an outstanding central location close enough to the action yet far enough away to avoid the crowds. Our room had a great view of the rice paddy across the street. The staff are very accommodating and the bed is comfortable. Try the veggie omelet with avocado for breakfast.

    This property is too good.. we had an awesome stay.. was there with my 1year old baby.. The baby had fun too.. positive vibes.. great view of paddy fields.. great bath tub.. best part is they have universal plugs for charging.. which oacked in many major hotels.. The staff were great as well.. They helped to serve breakfast to our room.. Helped a lot esp with a baby..

    That we didn't stay longer!

    A beautiful tranquil well designed and thought out little boutique house away from the hustle and bustle of the busier end of Hoi An. We checked in early but were able to leave our bags whilst we borrowed bikes to explore. The boutique house also has a cafe on the ground floor with a great selection of food and drinks. The cafe overlooks the rice paddies. Our room (no 3) was perfectly equipped with everything you should need, kettle, tea, coffee, mini fridge, bottles of water (and water refilling stations outside the rooms), plenty of good lighting, mirrors and sockets, with hanging and storage space, a safe, a sofa, bedside table and dressing table (with hairdryer). The staff and service was impeccable... attention to detail in the rooms along with how they serve the food and drink. Nothing is rushed. The staff are all very kind attentive and caring. We did walk most days into the old town which took a leisurely 25/30 minutes. However one evening we took a cab back which cost us 50,000 VD. We used the bicycles from Paddy Boutique House to cycle across the paddy fields to An Bang Beach for a change.... a slow cycle (because of stopping to take photographs) took apx 20 minutes. We then paid 4,000 VD to park the bikes at the beach front. In hindsight would I book again and stay out of the old town, yes absolutely! Hoi An old town at night did make me slightly uncomfortable, not from a safety aspect but the crowds... I knew it would be busy and crowded especially at night when the lanterns lit up and people took the boat rides as it's a very famous tourist area of course it would be busy (don't be put off by that... just be aware) but knowing we were going back to calm was a real bonus.

    This was a fabulous boutique homestay that was away from the busyness of The ancient town, yet an easy 15min walk to get there. The room was beautifully decorated and very comfortable. The owners were very friendly and helpful and we borrowed bikes one morning to ride through the paddy fields. The Cafe downstairs served a delicious breakfast and very good coffee! We would love to have stayed for another 2 nights and would definitely go back again and highly recommend
