    This is a magical, intimate place, where you truly "get away" but can easily get anywhere in LA.

    Everything was excellent

    The location is incredible. You arrive via an inclined driveway and find yourself nestled in trees in an intimate location. You are somewhere special.

    Only complaint is we did not get the room we reserved which was disappointing as it was to have a view of the moutains and city with a standup shower in the bathroom. The room we were given had a nice balcony but it rained so we could not use it and the bathroom only had a tub with a shower wand.

    Enjoyed our stay at the Arroyo Vista Inn. Breakfast was homemade and delicious. Setting and view was amazing. Will stay again.

    There wasn’t much personal communication with the owners with covoid-19 protocol . You had to ask for everything and it wasn’t really explained well at check in. Would be nice to have something written up in our rooms of what to be expected and more about the services offered. You need to carry up all your luggage and they have 2 and 3 floors so ok for most but not some.

    The house was very nicely decorated and comfortable and the parking lot was great to be off the street and near the house. Each hallway had a communal refrigerator. They had coffee and tea in the dining area in the morning and the Breakfast was good and they were very accommodating to your wants and needs. You could sit at tables for two or at a large dining table which gave you the option of a little privacy or being with the other guests although we were all in the same room and talking with one another.

    Janice the manager went above and beyond to make our stay excellent. Breakfast was great and wine in the evening was a bonus.

    1930s restored home comfortably furnished sitting above a arroyo. nice treed grounds. in rm 4 we felt lucky to have a huge claw foot Luke bathtub.

    Nothing that I can think of!

    This is a lovely place to stay - a grand dame of an inn high on a hill amongst the trees. Cozy, comfortable, welcoming, spacious rooms and bathrooms, refrigerator, microwave, electric kettle on the landing, bathroom amenities, hand sanitizer in the room, TV, ceiling fan and A/C. Easy self check-in; beautiful parlor/living room; complementary wine and nuts; coffee even if you haven't included the breakfast with your room. We loved it. Enough parking for all 10 rooms. The road up the hill to the inn is single lane, so you have to be vigilant in driving up or down. It does have a turnout, just in case. We will definitely be back.

    I did not bring my suitcase upstairs since it is too heavy without elevator.

    Loved the hotel's location in south Pasadena and the city-view from the parking square. Staffs here are so nice. The driveway into&out the hotel is narrow to me, but sooner I got accustomed to and enjoyed this 3 days staying.

    Wonderful location and value! Staff are friendly/helpful and all are vaccinated. Beautifully renovated 1906 craftsman home with views of the mountains and lovely sunsets.

    I had to really think to find a flaw, and I only came up with having more variety for the tea drinkers.

    Everything else. The inn is welcoming and we'll appointed. We had a seamless check in and the staff was very attentive. The breakfast was delicious. The location is very convenient, but at the same time the setting feels like an urban park.

    Perfect place to stay if you're visiting the Highland Park area. Rooms were lovely. Gorgeous views. A wonderful historic hide-away just seconds off the Pasadena Freeway.

    The owner operator seemed bothered we rang the doorbell late afternoon 'didn't you get the email with the code?', pointed to a table in a foyer where our keys were, pointed up the stairs and disappeared behind a door stating 'employees only'. We came down and called the numbers on the door and screen and messaged through booking even though we could hear her talking in that adjacent 'employees only' room. It took the 3rd call to a service for her to come out and then she offered to switch out mattresses or offer another room. Between the bed, and lousy customer service and attitude (when I pointed this out she responded she had opened the door for us), I no longer wanted to stay here. I asked for a refund and she said yes if I went through messaging booking - 3 weeks later and I'm still waiting for a response even though we rebooked on booking with another place, and no refund.

    Nothing. We left the room upon entering and found a lumpy soft bed

    We stayed in the side house as it was recently refurbished - unfortunately there was a lot of noise from construction and critters in the room. The bathroom lacked a few essentials (toilet brush, inside curtain for the shower). The room just felt unfinished, which was disappointing for the price. I would book again but make sure I was in the main house.

    The main house is very charming and the view is fantastic. The location is great and the staff are supportive.

    Main Inn Keeper was away. We never saw a single person who worked there. I think there was a German family there, perhaps they were running it in her absence.

    Arriving, I felt like I was breaking and entering. There was literally no other human being in sight until my second day at the facility (when I had to knock on the door of the kitchen to ask for breakfast and encountered my first human being). I chose the Treehouse room because the website said it had an overstuffed chair with ottoman (which I planned to write in) and access to a balcony, but it didn’t have either.

    Room was clean and outside shaded patio was comfortable.

    The lack of interaction with the host. We arrived early evening on the first day and had to self check-in which wasn't very self explanatory. It would have been nice to have met the host to check in after a long journey to LA.

    The guest house was amazing. Beautiful hime in the hills and close to the town for food and amenities. The views over the valley were beautiful. The hosts were very nice, when we met them on the second morning, and allowed us to hold out bags while we made the most of our last day in LA.

    Two points worth noting. First, our room boasted of an outside deck sitting space. While it could be a perfect spot for a glass of wine of coffee, the deck itself was dirty and the sitting cushions were even more dirty. Secondly, it’s advertised as a BnB type location. When we went down for breakfast it was nice, nothing spectacular, but still nice. It’s what I would normally expect from a BnB type location. Our waitress never said a word about “an additional cost.” Only after returning home and finding an additional $39 charge did I call back to see what the charge was for. I was informed that since I booked thru Booking.com we had to pay for the breakfast. Sorry but I never read that anywhere before our arrival. To be fair I also don’t recall reading the breakfast was included. But shouldn’t the cost be posted somewhere beforehand? I noticed they had a bowl and sign for tips, which I was happy to give. But if they can post for tips, why not also post for breakfast cost ? The inside of the home itself is nice and elegant with some memorable history to it.

    Nice home combined with good location for where we needed to be.
