Communication, I understood on the phone with reception that I can prolong my checkout until 5pm but they asked me to leave even at 11am. I even paid for 1 hour longer checkout then...a bit strange. 10am check out is too early when your breakfast is also served until 10am.

There is an entrance to the metro right at the entrance of the hotel. There is a public bath available and if you are lucky you can also get a room with a great view.

The room could have been a little more spacious. I had a hard time opening my size L suitcase in the space between the door and the bed.

The location was superb. Higobashi station is right out of the hotel entrance so everything feels accessible. The Large public bath was also a treat.

The 30th Floor was closed. In past years I had the breakfast over 30th and it was amazing. The breakfast is now transferred to 2nd Floor. It is too bad.

Smallish room with only a small window. Location seemed to be a bit isolated from where tourists would normally want to go. Automated check-in seemed to be a bit redundant when there were staff there who could have done the process more efficiently.

Room had all required features. Staff were helpful in arranging forwarding of luggage. Reasonable selection for breakfast.

Tiniest rooms I have seen in Japan, even compared to busy areas in Tokyo. Only place to store bags was under the bed which isn't practical and you can only store small bags in there. WIFI was terrible. Unsure if we got unlucky but the WIFI was unusably slow most of the time.

Great location. The front door literally faces the entrance to the subway (No elevator or escalator though, You need to cross the road for that). Vending machines in most floors.

Most hotels let you check in a little early when there are rooms available / clean. This one only allowed the check-in at exactly 3PM. That was the only downside, but it was understandable as they would have the rule in place.

I liked the view that I had from the room. The room had all the necessities, and the shower products were great, and I even bought them after the stay there. The size of the room was a typical japanese hotel room, but all the luggage fit easily.

The good price shouldn't come at the expense of a decent size of the room. The room is so small that you don't have space in the floor to open your luggage without blocking the room's or the bathroom's doors.

Getting a lift down to the 1st floor was a nightmare at times, skipping my floor completely, always being full from people from floors above. Took 20 minutes just to get in the lift once when trying to leave at 09:30am.

AC is not in the room but managed through whole building. It was not impossible to survive but keep in mind if you go in summer. If it’s one night it’s ok but I wouldn’t want to stay longer. Also onsen area is not accessible if you have too many tattoos (understandable), so just beware if you want to try it out!

Room was just enough big for one night, if you want to stay longer I recommend upgrading to bigger room. It was right in front of metro station so convenient location.
