United KingdomBeing really fussy - the interior lighting of our apartment was rather dim. Also some fittings in the kitchen were rather shabby. There were a few cobwebs under furniture.
Everything is lovely and Gianni is the most welcoming and attentive host you could wish for. He has thought of everything to make his guests comfortable. He even brought us fresh eggs from his hens! The setting of Cerqua Rosara is truly beautiful. The pool is top class.

United KingdomKitchen is light on appliances and equipment (no oven or air fryer, etc), but good for making light lunches and stovetop dishes like pasta and bruschetta.
Remote enough for peace and quiet, and only a few other guests at a time, so all very private. Equally handy to Foligno, Spello, and Assisi, etc. Pool area is exceptional; well set-up and maintained. Some big bracelets / spray essential, but no major issues on that front. Gianni & Alice are wonderful hosts and made sure we were relaxed all throughout our holiday. They had good advice on where to shop, visit, park, etc.

Gianni is a great host. Kind and helpful. We could stay late, without extra payment, because there were no other guest on our departureday. Large accomodation with large kitchen and living room. Swimmingpool is great. We loved the dog and the donkeys.

A beautifully appointed spacious apartment with two bedrooms and a kitchen in a quiet pastoral location, exactly what we expected. The owner of the apartment, Gianni, is very friendly and responded instantly to any request/question, as did his lovely lady Alice. We felt at home and this is not a figure of speech. It was also nice to receive a bottle of Italian wine as a compliment. I warmly recommend staying here to all travelers by car.

United KingdomOutside area (pool, bbq etc) is only open 15th May to 15th September, which they did make us aware of. But they kindly offered to get the sunbeds out for us as we were lucky to have good weather.
Gianni and Alice were lovely hosts, we also loved the friendly dog Lila. The place is very comfortable, with amazing views and outside space, we didn't want to leave! Assissi was our favourite town to visit, if you're driving from the south highly recommend to stop in Spoleto on the way for a wander and lunch.

We loved everything about the property. The pool was fantastic as was all the facilities. Gianni went out of his way to make sure our group of 20 had everything they needed. he arranged wine tasting and even bought an additional outdoor table so we could have a fabulous banquet. The apartments were clean and had all the necessary items. the WiFi in all areas was a great touch and the bbq facilities were easy to use. lots to see around the area - great pizza place and Assisi was wonderful -

This summer at Cerqua Rosara we enjoyed the peace and freedom in this beautiful green environment. An oasis of peace is found here. A beautiful and well-maintained estate with an equally beautiful swimming pool with a large amount of sun loungers so that everyone can find a nice place to rest. The host Gianni is nothing short of a great person to meet. He speaks good English which since we don't speak Italian was very helpful. Gianni provided us with many tips for locations to visit and even during the day we received apps with nice tips for great restaurants (you know where Italians eat) and where we could park our car the easiest way. He frequently checks whether everything was satisfactory and at the slightest comment he took action. The apartment was very spacious and clean. The location in Umbria is as described surrounded by tranquility but within reasonable driving distance to visit the many beautiful places in Umbria. Think of a visit to Spello, Perugia, Assisi, Bevagna, Foligno, Gubbio, Rasiglia with nice little waterfalls in an authentic small village and even more beautiful places. All this within 30 to 60 minutes drive. In short, there is plenty to do in the area if you want to do something outside this oasis. As far as we are concerned both in terms of location, environment and the hospitality of Gianni, Cerqua Rosara is worth a real 10!

The house and surroundings were so beautiful - just as shown in the pictures. Gianni was kind and welcoming and helped us in every question we had. We loved just everything - the apartment was clean and comfortable and was perfect for a family - with well equipped kitchen, and lovely Lila (Border collie) who played with the kids outside+ donkeys, chickens and goats. There’s also a pool that looks lovely, but it was too cold outside… so we’ll have to come again when it’s summer :)

IsraelThis is the perfect place for your trip to Umbria! We were a couple with two kids (4 years old and 7 months) sleeping there for 20 days and it was just wonderful! The place is beautiful, large and well maintained. The views are spectacular! The location is very convenient, a 15-40 minute drive to all the charming towns around. Gianni the host, is simply an extraordinary man, a warm and kind person, who provides an amazing service, helps with recommendations for trips and restaurants and makes staying an extraordinary experience! The rooms are very clean, comfortable and pleasant with all the things you ever need. We can't wait to visit there again soon.
