The check in could have been smoother, but still was polite. We had to drop our bags in another location in a "locked" room (property was actually not locked, and while we were given keys, when we went back there was no one around and every door was unlocked). Once we got checked in everything was super smooth.

Location and views were amazing, and we were able to go to all the main attractions of Venice by foot alone. Being able to stop at the apartment for a rest between walks was great.

That there were lots of renovations and the entrance way was full of plaster bags and paint tins and wet paint. Very challenging to get to the room particularly for seniors as there is no elevator and no porterage so carrying bags up 50 stairs and then down 10 stairs was difficult.

The size of the facility was very good.

Some effort was required to locate the place and the inter one at the house front was not working so I had to contact the host via WhatsApp. Some stairs up and down to the room so be prepared. Amenities very basic so don’t have high hopes.

It is a great place to stay if you are looking to get Venice home feel. The location is central and close to popular Rialto bridge. The host was very helpful.

Getting the keys and access was a bit of a challenge. But otherwise all was good.

It was very difficult to find the location as there is no visible sign on the building. The host was in another building and we had to search for him for 30+ mins to find out about it. Would be better to send location pics and instructions beforehand. The room is modest and old fashioned but as shown in the photos.

The location is just 5 mins walk to the Rialto bridge, which is great, everything is close. From Piazzale Roma we reached the property walking 30 mins. We had free tea/coffee in our room.

It’s advertised as B&B but it isn’t. The stair lift wasn’t working so getting bags up to the second floor was heavy going but the owner helped.

No lift and only a set of very steep stairs, difficult with luggage. Air con unit not fitted into wall/room and is a portable unit which is very loud, we were unable to keep this on during the night so got very warm. Cleaners kept opening windows when we were out, came back to lots of mosquitos in our room each day resulting in lots of bites.

The location and hosts/ staff were wonderful. The guesthouse is in walking distance to everything and the space is lovely. I would definitely stay here on my next trip to Venice!

Unfortunately when we arrived the aircon was broken. Fans had been set up and we were given a discount but it did make the room very hot during the daytime.

I guess the room was a little dated but very clean and comfortable. A very good bed and good pillows! Plenty of hot water and a good shower plus excellent location made up for the fact it was a little dated.

We were met by the owner and his son at the nearest pier and they took us to the guesthouse where they carried our bags to our room. They were friendly, welcoming and very helpful.
