John was an incredible host, helpful and very friendly, he didn't interfere with our stay ,but we knew we could contact him should we have any queries etc. Our room was perfect, small yet fully equipped with all we needed, the small details of tea, coffee, water and toiletries were very much welcomed. The property had beautiful views,and the location was quiet and tranquil. Although you need to be able to drive to visit the beautiful jurassic coast, the location couldn't have been better for us, we just needed a well earnt break from the hurly burly busyness of everyday life and a little time to sit back, reflect and most importantly relax. This was given to us with abundance.we had the most sleep we've had in a long while the bed was amazingly comfortable, and our room was snug and warm. I can't wait to come back again A huge thankyou john and Sue, I feel like a new person again.

The room was delightfully welcoming - I instantly relaxed forgetting my long journey and was really impressed with the facilities - the hosts had thought of absolutely everything… from bottled water/milk to my favourite ginger biscuits! Excellent location for popular Dorset Coast. As only stayed one night I did not use many of the kitchen facilities so paid for more than I needed but worth it! A much appreciated birthday treat to myself and looking forward to returning soon 😊

Cosy little room had everything you needed. Bed was very comfortable and nice added extras such as robes. Lovely to wake up to the view and be able to open the patio door and sit on the little patio with a nice cuppa. Great location 5 mins from Axminster, 15-20 to Seaton or Lyme Regis, walking distance to Hunters Arms and a little cafe opposite. We come to Axminster often to visit family and this was one of the best places to stay that offers great valve for money will definitely be back.

For me it was perfect. The bed is super comfy but would be too small for me and my husband . But I was on my own so perfect!

Very friendly welcome. Everything you could need was provided, and the host was available (via WhatsApp or in person) for local information. Very comfortable overnight stay.

Residents weren't in on arrival but gave me easy access instructions on whattsapp,and i was blown away soon as we walked in the door ,very easy parking .we only booked 3hrs before arrival,all the facilities you need for short or long stay .lovely views of the countryside from the window

What was there not to like?

We weren’t actually offered breakfast - which was fine as we had brought stuff ourselves. It was a snug but very well equipped room. No actual ‘ kitchen’ and the only less than perfect thing was filling the kettle from the bathroom tap.. which was a bit low to put the kettle under easily 🤣. A minor detail! It was a bit like being in a caravan… a very well equipped and designed smallish space.

I was unlucky with the weather and the drive to the property was challenging due to fog even as pretty confident driver. Obviously nothing the hosts can do about this but just mention in case its helpful to other guests when planning travel. Only small point of housekeeping was a full ashtry outside that could have been emptied.

Very good location for doing a course at river cottage and the mini-kitchen facilities were also good for that because one of the perks of the course was being able to take food home. The hosts were excellent with commincation and provided thoughtful extras like fresh milk, ginger biscuits, extension chords so there were plenty of plug sockets, toweling robes for guest use. The room is snug as described but clean and comfy, and the wifi was reliable. The fireplace and private door to outside were added bonus that i really appreciated. .

It was hard to find but only because I arrived late and it was dark ... and they have thoughtfully put lighting up the drive so you know you ahve found it.

It was a lovely comfortable place with a great bathroom and kitchen. Didnt want to leave in the morning.

Sound insulation between the floors, I couldn’t decide whether it was the people above me or the house next door that I could hear. Earplugs easily fixed this though, with no taint on the b and b. Also an awareness of guests arriving and chatting outside when the window is open, with potential guests inside trying to sleep, again not tainting the b and b.

Location amazing for my needs, that’s why I booked it, rural yet close to what I wanted to see. Availability and friendliness of hosts, around if needed.

Only downside was tiny terrace with furniture right next to parking area. Balcony in other room would have been better for outdoor living.

Ideal location for our leisure plans - We upgraded at host suggestion to the separate studio which was larger and better equipped with kitchen. Very comfortable and well furnished.
