The Wi-Fi was free in the lobby for all , but you had to PAY for it to work in your room! £150 for one night and you had to pay for the WiFi- scandalous and disgraceful. The decor was old and battered, the lift had graffiti scrawled in the panels, the tile job in the bathroom was shocking. Alleyways were dirty and needed cleaning. Breakfast was hit and miss also.

Very little- the location is the only saving grace

I've never seen a hotel before where you had to queue 25 minutes just to check in. The shower could do with an upgrade and the water was never more than warm. When we first got to the room the bathroom sink plug was down and partially filled with water that had some brown rust looking debri in it. I had to reach into it to pull the plug out and when the water had drained a greasy residue was left all below the waterline. No idea what that was about. I washed my hands thoroughly and put it out of my mind. I found a full set of toenail clippings beneath the bed. I thought it was funny but my fiance found it utterly repulsive. The fire alarm went off twice in the first hour after we'd checked in. Firstly for around 5 minutes and the second time for 30 seconds. We ignored it both times. Breakfast was not worth 12 pounds really, however I got the uncanny feeling I'd slipped back in time to some point in the 1990s and that alone was worth the price of admission. The food itself was not bad but the coffee is all from sachets. The hotel was a tad shabby and cold. If you want something impressive then you will have to shell out. Overall, it was a good enough place to crash in the city and any staff I interacted with were cordial and friendly.

The location is a little awkward, but it's also a short beautiful stroll away from Dean Village, and not awfully far from the city center either.

Bed was rock hard. Lacking normal amenities: hooks for towels, face clothes, mini fridge. No outlets next to the bed. Ice machine was out of service. Mold on the window sills.

The staff were lovely. We reported that the toilet was not working and they came right away. There was also a fire alarm and the staff managed everyone well.

The toilet seemed to not flush properly

The hotel was cheap and was what i was looking for for my stay in Edinburgh as it was really cheap for two nights. It had a comfortable bed and I got an uber each time I wanted to go into the centre of edinburgh as I had my two year old son although walking into town wouldnt of taken that long. The room had a TV and was big with tea and coffee facilities. The staff were really friendly and I would stay here again for a cheap and cheerful stay.

A little run down - windows dirty - the main door is closed and reception is tucked away down with the car park which may be a little off putting if arriving by yourself not knowing where you are going.

Good value, nice quiet location next to water of Leith, rooms fine, breakfast good although dining room a little austere. Closwe to gallery of modern art and nice walks into town or along water of leith to Murrayfield, Stickbridge or Leith.

Room was poor. Window could not be shut making the room noisy from passing traffic. Also a shelf collapsed. We were moved to an alternative room. Hotel seemed generally shabby.

The mattress and bed was very very uncomfortable. I went edinburgh for work and when i slept in bed it was too uncomfortable to lie down. Springs from mattress were in my back whole night. Couldn’t sleep properly. Very very old furniture . 😔😣

Location was good. But very tricky entrance. Couldn’t find the way to enter the building and kept walking around the area. Staff were nice

Very noisy place. Walls have zero soundproofing. You will hear every syllable from your nrr ear neighbors.

Breakfast was insanely expensive. Like $17 dollars. Food looks good but that was exploitative.

Receptionist had a video link to someone who was either family or friends while I was booking in. Also stuffing her face with food and handling key cards was unacceptable. £7,50 to park in hotel location and £7 + for WiFi access.

It's a cheaper option compared to other hotels.

Only one large towel for two guests. No bath mat and shower curtain too short so bathroom floor always wet. Having to pay for WiFi..?! No coat hooks. No waste paper basket so no possibility to recycle. Soap dispenser didn’t work. Bed side light didn’t work.

Great location. Good price. Very clean.

the bathroom sink was super small and blocked just by washing the face and water was going everywhere. And the visible sewer pipes in the bathroom were a little distressing.

The room should at least have WIFI - it's the most common thing these days. The pillows were hard but when we asked at the reception they were very helpful in finding us softer ones
