    we were astonished by the house and the neighbourhood. the house is very clean and spacious, we enjoyed little gifts in the kitchen (cookies, juices, etc.) Rich was very helpful and he really helped us to spend beautiful weekend.

Property information

Cosy 3 bedroom house in a great location with parking, close to M60 motorway & public transport. Recently refurbished: including flooring and boiler. There's 2 floors: 3 bedrooms, front & back garden, kitchen, lounge, family bathroom, additional bathroom, utility room & work space. The house has 4 single beds, a double bed & a sofa bed. We could sleep up to 8 people. We're close to Manchester city centre, Trafford Centre, Old trafford, Trafford Cricket ground, Lowry, Media City. THE SPACE: The space is fully furnished, decorated and is arranged over 2 floors. All bedrooms: Have either a wardrobe or garment rail on which to hang clothes, bed-side table with lamp and there is a bath and hand-towel per person. The Kitchen & conservatory: In the kitchen there is a large dining table for 6 people. All cutlery and utensils such as pots, pans, oven, microwave, toaster, kettle, fridge, freezer and dishwasher are provided. There is also a washer & a dryer. The Lounge: The lounge has a 3 person sofa which is a sofa-bed too, 1 armchairs, some extra stools, coffee tables and a TV with virgin media Ground Floor: Has front garden, hallway, lounge, kitchen, conservatory, utility room, the downstairs bathroom & back garden. 1st Floor: Has 2 twin bedrooms, one has a workspace in it, a double bedroom and the family bathroom. GUEST ACCESS: You have private access to all areas of the house, driveway and garden.

Neighbourhood information

Very quiet and friendly neighborhood. Well located for Trafford Park, Media city, Lowry, Salford quays, or getting around Manchester with a vehicle in 10 mins, or the park and ride is a 5 min drive. Trafford Cricket Stadium, Manchester United's Theatre of Dreams and Tesco Extra are a 5 min drive or 15 minute walk. There are shops, cash machine and takeaways a 5 minute walk away. Big tesco is a 5 mins drive. Bus, tram and train are 5-15 min walk. The space is completed and furnished impressively. All cutlery and kitchen utensils are provided in the fully fitted kitchen. There are 3 bedrooms; 4 single beds, a double bed and a sofa bed in the lounge. There is a private driveway for 2 vehicles. Further on street parking is available, but permit controlled on match days. If you're looking for a long stay and cannot see the dates you want available, please contact the host.

    - The neighbours are very sensitive and have young children so it is very important to respect their sleep times both when in the property and when in the street.

    Please also treat the neighbours with respect.

    - We kindly ask you to please take off your shoes once in the property and especially before going on the carpets.

    - If smoking outside the property; please do so with the door closed, as smoke can travel back into or be blown back into the property.

    - To satisfy our security and safety policies every person who books the property must provide the identity and mobile number for the main guest who is staying at the property. And this would need to be updated if the main guest changes.

    - The identity must confirm the address of the guest. If the identification does not, then another form of documentation must be supplied to verify the address. This will need to be supplied 7 days before check in or for last minute bookings this will need to be supplied on the day of booking. In the case of a last minute booking for 1-2 nights the property may additionally request the identity of all the guests. If these are not provided the property may cancel the booking without refund. If the host is abused or harrassed by guests wanting an early check in or is made to feel uncomfortable by the guest, then the host reserves the right to cancel the reservation without refund.

    - In order to prevent parties and disruption to the neighbours; we have now installed a device that detects the number of people in the property, whether smoking is taking place in the property and whether the noise level is excessive during the stated quiet times. This is linked to a guarding service who will visit the property if the rules are broken. If guards visit, guests may be asked to leave or be removed from the property. This would be without refund and all costs for the guarding service would be passed to the guest. If the device is interfered with, broken or removed that will result in removal from the property and associated costs being passed to the guest.
