Lovely quiet location near river.
My room(6) was comfy, warm and had the useful extras of a small fridge and microwave, as well as tea/ coffee making facility.
Cooked breakfast was well done and plenty.
Staff were helpful and pleasant.
The nearby garden centre which I could walk to for a coffee and a browse round was very nice.

Close to beach and bars, nice and clean and everything you need in one room, and the welcome pack with croissants was a very nice touch. Would definitely stay again. Host was very friendly and welcoming .

I ddnt stay because the room I booked 2-3 weeks ago had a man in there for 2 months!!!! MY QUESTION,WHY WAS IT STILL ON BOOKING.COM!!! The woman was extremely rude,telling me it was double booked,+then said it was booking.coms fault!!,no it wsnt there fault at all. The room I booked,is the room just above the door,you can see in there photo.she rudely told me my room was on 4th floor,what a joke.There is no way I could do the stairs,i would never book a high room without a lift.there was no apology,the woman she phoned said to me “have you ever made a mistake “,I just laughed at her attitude..both were obnoxious to me,totally ruined a weekend catch up with my friends,some I hadn’t seen for a while,I told her this+she said “I dnt care,now get out+dnt come back” in a few words,,she knew that room was taken,she ddnt contact me to say ,change of room,she clearly would have known that she had no intention of me having that room.,SHOCKING

The annex was lovely and comfortable.nice privacy and great hosts.It was comfortable and had everything you would have in your own home . Highly recommended.

Pat & Tim were both lovely hosts and gave us clear instructions on how to find the property, as the post code takes you a little further down the road. Pat showed us around, it is next to their property but still very private with a secluded garden and seating area. Huge TV !, patio doors from the lounge area into the garden and all of the annexe is a god size with good facilities. They were happy to welcome Lillie, our dog, to their property. Very kindly supplied beer, water and homemade wine !.. Walking distance to food shops
Great hosts were really helpful, and nothing was a problem. Fridge & microwave in our room, dog friendly comfy bed, good-sized rooms will definitely return
Great location for a quiet stay for a few days work. Ballas Farm was easily accessed from main roads but quiet and private. Liz and Rob are great hosts and I’ve already recommended the guesthouse to colleagues.
