M6. Great stop over from coming down from Scotland and nipping into the lakes for the weekend. Sun room and balcony off bedroom was bliss enjoyed a couple of drinks in the evening sat up there. Play park right around the corner. Fantastic friendly pub with some great food and drink beer garden with play area right around corner from the property. Lovely little gated patio area great for letting dog out safely. Will be booking here again.

House is in a great location, walking distance to town centre and major supermarkets. Small garden at rear is nice space. No parking at the property but space available in nearby location is fine. House and kitchen are well equipped, excellent powerful shower. The most comfortable bed I have encountered in a holiday let in a long time.

The property was exceptional with everything that you required.
Fabulous food- evening meal and breakfast. Lovely room decor and all very clean- no dust anywhere. 😀Very comfy beds. Staff even went to a local hardware shop to buy a fan especially for the room as we were experiencing a sudden heatwave. Would recommend The Royal Oak to all.
Friendly host, very clean house with a fully equipped kitchen on an ideal location to visit the historic town of Appleby and its castle. Handy to have a grocery store just across the street.
