Our room was amazing, the hotel and grounds are beautiful. We have dogs and there is a fenced off grass car park (possibly an over flow car park which was ideal for a quick run for the dogs.

Lovely location next to the river and very short walk into town, very nice hotel clean and tidy, room was spacious and bed very comfortable, breakfast was lovely.

Fantastic apartment , close to all amenities. Very comfy bed. TV in living room and bedroom. Tea, coffee and books were a nice touch. Well equipped kitchen(though we didnt cook) . The owner was very responsive to queries. A great place to stay, would recommend.

Everything. The staff were amazing, rooms perfect, food absolutely fantastic and where the Motel is positioned being peaceful yet family friendly and welcoming with lovely country views around it. Nothing was too much trouble for the staff…exceptional and will return again. Recommended already to people we know.
The property had lots of space and was perfect for my large family. There was lots for the kids to do as the cinema and playroom kept them busy for hours.
Wonderful stay at Swan House. We stayed in the family room and it was beautifully decorated and spotlessly clean. My children loved the 2 beds up the little stairs!
Stayed for a couple of nights as we needed somewhere local for a family funeral. The cottage was a nice alternative to hotels and allowed some home comforts, flexibility and privacy. Small and quirky little cottage with character. Clean and comfortable. Well equipped.
Motel was easy to find, 30 minutes drive from Southwold. We arrived late in the evening already had dinner, but the motel restaurant was buzzing, Rooms are nice and clean with comfortable beds. We did have breakfast at the restaurant, but choice was limited to cereal or full English. It works for my family and the price for the breakfast is very reasonable. My middle child enjoyed it so much that he wanted to stay for an extra night (but not happening).
The location was good near to beccles. Great for a group of us ie children and grandchildren plus perfect for our 2 dogs. Nice to be outside and inside with kids and dogs. Staff very friendly.
I was travelling with my six children aged between 24 and 12. The family rooms had lots of space and the bathrooms were well appointed and very clean. The rooms were removed enough from the pub that there was no issue with noise.
Great location. Hotel was very clean and the family rooms are massive and great for family with two kids. Plenty of space to run around. My husband and I would give this place rate as a 4* hotel. We had very nice and quiet time. The only thing is the parking.
