Great location, not expensive.
7 minutes walk to Kyoto station and 4 minutes to Kujo station.
Grocery shopping at Aeon mall 3 minutes from location. I even got a haircut one minute away from the location.

This is a boutique hotel downtown Kyoto. It was great and safe to walk to/from hotel any time of the date, staff was friendly and helpful, facilities and amenities were great. This was the best hotel I stayed in during my first trip to Japan. Breakfast had a lot of different food options, so that was a great way to start every day.
The owners were very friendly and helpful. Everything was very clean!
The only confusion was that the description on Booking.com states that breakfast is available, it doesn’t say that you pay extra for it. I also paid for towels. If I understand correctly the coat is then deducted from the room fee but it really wasn’t clear.
