They lied about the property. Superior room is attic room with zero to no window. They control air conditioner temperature and it doesn’t work or they turn off when they want.

    The entire city with its canals, bridges, quaint alleys was fantastic! I read beforehand that you need to “get lost” in Venice and that is so true! Every turn you take leads you to another beautiful location. You should plan on staying here three nights.

    Very nice city to visit for a short stay but be careful with some restaurants as we were at one of the many restaurant called AeRasse, they've ignored my allergy request (no prawn in the pasta). Advised the waiter about the prawn even stated very clearly during order, no apology plus when leaving they've requested tips and argued with my husband that Europe is a tipping country. Very disappointed that tips was expected especially when my allergy requested was ignored. It is Venice after all and NOT America.

    Amazing location and accommodations. location ideal, easy to access from any location. It was very clean and it had such an authentic vibe!! It was a very quiet room and could not hear other visitors. staff were very friendly and helpful. We would highly recommend it and if we ever to return to Venice would certainly go there again. When we arrived from the airport and heading to the accomodations, it was suggested to use the orange Alilaguna water line however we found the blue line more direct and offered more frequent times, however going back to the airport, the orange line was the best option as it ran more frequently.

    Venice is a must if you love photography.

    Venice is a must if you love photography. Because you can only go by boat or walking semi physical fitness is advised with all the bridges. A lot of people go 1 day, in my opinion this is a waste. There is SO much to explore besides Rialto bridge ( overrated ) or Mark's square. From Murano Islands, the Opera house, or just walking around there is much to explore. A bit trickier if you are Vegan or Vegetarian but heaven if you love fish!

    We visited in early June and Venice was already very busy.

    We visited in early June and Venice was already very busy. Getting around on the vaporetto (water taxi) was very easy with no significant delays. Download a decent high res .pdf of the water taxi route plan giving all the route numbers and pickup/dropoff locations. We booked 7 day passes for about £100 for two people (best way). We lost money prebooking for museums etc so don't get carried away before your visit. The Doge's Palace reflects the grim reality of 16th Century Venice and well worth a visit. We have seen everything on previous visits. Burano is a delight but the vaporetto is very busy at peak times - arrive early, stay late and enjoy a long day. Get the photos to remember this beautiful place. Next time we will visit at a quieter time of year 👍👍

    Where do I begin. This was our best stay in Italy. The apartment was spacious for the 4 of us. The staff Elisabetta was so friendly and responded to us immediately when we had questions. It was very convenient to walk from the hotel to San Marco Square and other areas. There were a few restaurants and bar nearby too. Breakfast was prepared one day ahead and topped up for the next day (cereal, milk, biscuits, yogurt etc.). They also had a small game room filled with board games and some books we could borrow during our stay.

    Beautiful location and apartment with all amenities. One of the best places we stayed at in Italy out of 4 different places. Laundry, kitchen, location, beds and pillows, and service were all great. We were greeted and the apartment was showed to us and we were allowed to have our luggage in the room prior to check in time since we arrived earlier than check in time. Place was close to the train station and easy to get into and out of Venice. We had a beautiful view of the canal and it was easy to get everywhere.

    Lots of room for our family of 5! All the amenities you could need. Washing machine was a huge asset. Balcony available to sit outside. It is close to bus stop for bus to Venice, and within walking distance to a big grocery store. Plus! The owner “Tim” was super friendly, very informative and patient with all our questions! One of the best nights in Italy yet! This is our experience, and we also drove our own rental car so was easy to get to!

Staff were exceptional - so kind and friendly. the location was excellent, quiet, but walking distance to all main attractions. room was beautiful, really nicely decorated with all facilities you could want plus the best shower ever! breakfast was amazing.     I cannot even express how amazing this place is. Staff always greets with a big smile. They all know English very well. Always welcoming to answer any question. I love the room. Love the view uven on the back side. Beautiful place. The breakfast was the best out of the 5 places we stayed in Italy. The boat stop is 1 min walk from hotel. The rialto bridge 1 min walk.     Excellent professional staff, very clean, the family room is very spacious, we enjoyed our balcony facing the canals. best bed we slept in italy , room decor was nice and elegant and close to the st lucia train station about 9 min walk. A bit far from st mark square but we enjoyed the walks everyday thru the venice canals and and bridges it gave us the opportunity to explore and take nice photos. Very safe area.

    The room and view were spectacular. It was our first visit to Europe and Venice, Italy was a perfect start to our trip. Marco and Chiara were professional and extremely helpful. They explained how Venice was laid out and how to navigate. They gave us an extensive list of places to eat each meal in each siestrie. The room staff were so efficient and our room was spotless and well equipped. A total pleasure.

    Very nice and quiet location. Ideal for exploring Venice and jumping into the life of a local. A true Venetian neighbourhood. The owners are lucky to have such a host like Fabio in the Locanda. He makes your stay feel like home. Open for any questions and giving advice. Because of him and the personal touch this was one of the best hotel/b&b experiences in Italy for us.

    Very clean room, amazing location just outside the tourist part of town and host gave us a ton of recommendations. The host was extremely friendly and welcoming. The b&b is located within his home, but it feels like a hotel with a more personal touch. We really enjoyed our stay and the coffee with breakfast is the best I had in all of Italy!

    Great location on the canal. The owner, Jennifer, was lovely. She was very informative and recommended a restaurant that we would have just bypassed. It turned out that it was the best meal we ended up having in our whole stay in Italy. Our flight home wasn’t until late but the hotel allowed us to store our bags at the property.
