Breakfast was very good. Decor of main house was very good, a bit dark & gloomy though. Staffing issues. Owners seemed to lack interest. The lady that was possibly the main cook was very friendly but had a very scruffy appearance & smelt heavily of cigarettes. A beautiful property, but not run efficiently. Signage was very poor & the owner agreed that Sat Nav instructions were very unclear. The Hotel should give prior warning of this & give specific directions.

This is a charming property full of character features, but also extremely well equipped with all mod cons. The bedrooms were huge and the beds extremely comfortable. It has 2 bathrooms and a comfy lounge complete with games plus loads of space for our family of 5. Exceptional value too!

Staff were super-helpful and friendly, the room was really comfortable (quality tea, coffee and hot chocolate!) and dinner and breakfast were very tasty. And our pooch was made to feel so very welcome.

Thank you for the use of your lovely little holiday home. The apartment was nicely decorated, clean, cozy, & spacious. It was situated in a very peaceful, central location (only five minutes’ walk from the beach). It was also very good value for money considering the price of some of the other accommodation in the area. The decor was very stylish and there was also lots of really helpful local information in the binder. The self-check in was also very simple.

Yoxford was a good base for visiting the surrounding area, and the Satis House Hotel is on the A12, making it easy to drive to Southwold, Walberswick, Leiston, Orford etc. The village has a church and shop, which we visited to buy lunch items. Saxmundham has a Tesco and Waitrose.
Most of our time was spent at Sutton Hoo, Orford Ness, Dunwich village and Dunwich Heath, but could have done plenty more.

Nice village, but it's VERY quiet - one pub (very quiet), one cafe (open 10.30-3.00), one village shop and a couple of antique shops (mostly shut). Great for access to other places, good local countryside walks, quite attractive, but otherwise not much to Yoxford itself.

We didn't really see much of Yoxford itself as we visited other places in the area. My husband went out for long walks early in the morning and said it was lovely. Yoxford and the Copperbeech Bed and Breakfast is well located for visiting Aldeburgh and Southwold and various other places along the coast and inland. Lots of good pub restaurants within a few minutes drive.

Being on a main route it is easier to get to lots of different locations and specific attractions in the local area. We didn't really explore Yoxford itself as so many interesting places nearby, Sutton Hoo, Minsmere, The Maltings, Orford, Dunwich and Framlingham Castle being the attractions we visited. Only downside is, it is busy because of things mentioned above. You can't have it all ways!
