- The host is especially welcoming, a really nice presence and very open to discussions. She can handle herself with English;
- The Garder is the main attraction and as a fact the reason for choosing this place and I gotta say it does not disappoint, not one bit;
- The house is indeed old, but very much clean with air conditioning/heating, clothes hangers, seif, somewhat comfortable beds and definitely comfortable couch, mini-fridge, microwave, coffee making machine, water heating machine, a huge variety of tea, coffe supplied on the house, everything you need in the bathroom/kitchen and the water heats pretty much instantly;
-There are a lot of trattoria and bars around, some of them opened until 23:00/00:00 in case of late arrival. Same goes for markets;
- The park behind the property is a nice touch in case you need more 'green and nature' than the garden;
- Upon arrival the host has greeted us with a bottle of local Sparkling Wine, a really nice touch for a very good first impression.

The breakfast was OK but I wished they opened slightly earlier even 8.30. Lots of walking tours start at 10 or 10.30 so feels a bit rushed as they open at 9. Good options.

The location was perfect. The design of the property was tastefully done. The balcony was a lovely addition. Breakfast was delicious and was a brilliant way to start off a day of exploring Bologna.

You had a token for breakfast to use in a little cafe along the road. It was a coffee, pastry and juice so not a great choice but fun people watching and very busy. The location is amazing and you just step out and there are loads of amazing restaurants, coffee and bars. There is a supermarket close by as you can cook in the shared area and there were fridges etc. Good facilities all around.

Absolutely amazing! Staff of the hotel was very professional, helpful and kind (including barmen, receptionist). Bus stop to the city center is just in front of the hotel, airport is about 10 min.drive.
Really well-maintained property, close to the airport, not more then 10 mins. Owner is very helpful and friendly. There is a large garden and the interior is stylish. It was quiet during the night.
