No smoking on property except behind the office at the front of the property. I knew the units were no smoking, but outside. I was looking forward to a no stress stay. I could have booked a regular room if I wanted those restrictions. It's outdoors people, fine for trash not smoking. Front desk simply quoted policies and how strict they are. Put us smokers in a separate area in the back.

It was a great idea. Nice to camp without hauling everything with you.

Although the RV was clean and tidy, I would not describe it as 'luxurious'. It was smaller than I imagined and parts of it were a little 'well worn'

The internet did not work well on the tv in the RV so watching a show as a family was impossible. Individual devices worked fine however. The heat and ac directions were not complete so we didn't have heat the first night as I didn't set it correctly despite following the written directions. Pilot light on the stove wasn't lit so I had to call, but they did response quickly.

The staff was friendly. The RV was clean. No issues with noise. In fact, besides the hum of Hwy 40 and the occasional train horn, it was very quiet.

The bed just fitted the bed space leaving no room either side. You had to climb over the end to get in - we didn't bother making the bed each day and the mattress had a plasticity protector sheet on it which crackled with each move and it felt like you were sleeping on plastic. The mattress was comfortable though, we should have removed the protector 🙃

We're not campers, so this was a new experience for us. We were amazed at how many of the 'mod cons' of home can be fitted into a compact space. It was excellently located to enjoy Williams and the Grand Canyon. Hearing the trains passing and tooting was nostalgic. The sounds from the train and trucks didn't keep us awake, just background noise. And the sunrise over the fields and mountains was beautiful.

Location is convenient but awful at the same time as the noise from the road will be bothered the whole night.

Set up is nice and cute. Very well maintained, there was quite time after 10 pm. We were able to cook, it would be nice if they would sell some essentials for cooking. We arrived late and couldn't cook as we did not have any oil neither butter

The RV is definitely showing signs of age, and there were dog hairs on the seating areas, and in the carpet. Would have liked a fly screen on the door. And it would be nice to be able to pull up the blinds on the windows to let a bit of natural light in.

Check in was easy, the 2 ladies were very friendly and helpful, answered any questions we had about the local area. The RV was big enough for our 2 night stay, beds were comfy, the outside area was nice to use at night to have a BBQ. The toilet and shower block were lovely and clean, ideal to walk to when you've got 5 people trying to get ready in a morning. Perfect location only a 20min walk into williams which we did in the morning and when it was dark and always felt safe.

The camper we stayed in had strange red stains on the floor (rust?) but otherwise it was comfortable.

They need to clean the floor was not clean and the need to buy new bed sheet and towels,and have mop and brum to clean our self we did have a baby he was in the floor.

The RV we stayed was a little bit outdated, but the management team maintained it very well. A full kitchen,tableware and picnic table equipped made it possible to prepare the dinner by ourselves and had a wonderful outdoor dinner.

It was a special experience to my kids, they really enjoyed the stay in RV and the camp fire in the night.

The staff would take a long time to show up when we needed help. To open the outside tent, they showed up an hour later. They never showed up when we ask to empty the sewer tank

The tap lights in the ceiling are too high for short people (5'2"). The bed in the back bedroom is too large for the room.

The trailer was very comfortable and relaxing.

The trailer was a little dated. The faucet in the kitchen dripped quite a bit. The lights from the trailer across were bright all night long, and there were no curtains on the window across from the bed to keep light out.

Location was great - just a few minutes from downtown Williams and the train depot. Staff were friendly and helpful. Roomy. Good stock of kitchenware.
