The location is excellent. Very close to Tha Phae gate and the main street. Everywhere is a fair walking distance and the hotel itself helps with any outings or day trips you'd like.

Only one thing: your shower head needs to be changed.

Phor (I hope I got his name right), the receptionist was exceptional in his customer service. I requested for an early check-in by 12 noon, but he made the room available for me even before that. Also, he's very helpful (and it helps a lot that his English is superb). Room wise, for what I'm paying, it's quite a good value-for-money. Being a 5 minutes walk away from Tha Pae Gate really convenient.

The owners were very nice people they made u feel welcome at there guesthouse and us they were very polite helpful rooms are very good in size clean comfortable bed nice shower an balcony good as well cleaner of rooms were very nice an good at there jobs thanks to them as well u can grab coffee an tea in room as walk in guesthouse all day or when u want one nice area quiet place at night and when going out left or right on little road u got what u need restaurant bars 7/11 shop bakery all less then 5 minutes walk away we were very happy with the place will stay there again when in chaing mai many thanks ian an apinya

The property was in an excellent location in the old town of Chiang Mai. Walking distance from many shops and restaurants. Really good value and staff are very nice and helpful. Would really recommend!

Our bathroom smells very bad. first, we expected it to be gone in time but the smell never leaves. AC is very old and the remote screen is not working. At night you don't need an AC in Chiang Mai but in the daytime, it is a problem.

Best location in Old Town. Free hot and cold water, coffee, and tea. There is a great Korean restaurant next to the hotel. "The room has a balcony, which is an advantage for smokers."

It would be nice if they offered a laundry service.

The room was pretty nice, clean and comfortable. Location was pretty good, lots of food options nearby and easy to get to the market. On fairly short notice, they helped get us a driver to get to a more remote place a couple hours away which was very helpful.

The room had a fridge, fan and air-conditioner.Every day we'd get a bottle of water and toilet paper replaced. We could have a hot drink and cold water every time we wanted. They offered tea, coffee,sugar, creamer and cutlery for drinks and snacks. Really nice!

What can I say, they should really check the toilet before offer the room, it was my first morning, when the water and everything wasn’t flashing away for more then three hours, and lucky me that I was alone at this time… but it happens, things like this, I can understand, what is strange that there were empty rooms, but they didn’t want to change mine, it was just 10 am so before other’s people check in there was plenty of time to fix the toilet…in the end I left hotel to walk around and get some breakfast and they fixed it… And!on the second day there was no water at all, and again I couldn’t flash the toilet, it felt like a joke…and as I woke up at 6 am, I had to wait for a girl to start working and fix the problem, and it wasn’t like okay I will fix, it was a lot of questions as “Are you sure?” and no apology in both situations… I’m not a mean person and usually I’m leaving nice feedback, but not this time, unfortunately(

This property was super convenient to the Sunday night market. It’s also situated very close to a few night markets and food plazas. The air con worked very well and the room was in excellent condition. The service provided was well worth the stay.
