The grounds, although well maintained, have a bit of a vacant feel to them. It looks like there is ongoing work to improve the place though. A minor detail, the inside of the apartments are excellent

Comfortable, modern and clean apartment. Well stocked kitchen. Nice aircon in bedrooms. Driving distance to the beach, town etc is about 10 to 15 mins. The location is a bit out in the middle of nowhere but it's fine if you have your own transport (which we did!). You can spend the day at the beach then drive back to a nice apartment. Great value for money

The fact that there was not access to a swimming pool as it was advertised as a common area amenities. Therefore you should considered to lower the rates even Hotem Hamacas has one. This is called deceptive advertising. You should also remove Vendor machines with "drinks and snacks" from the list. Felt like I was in the middle of nowhere.

A little too far from the beaches and restaurants.

We booked a two bedroom apartment for the weekend. It was clean, comfortable and all rooms had AC. We had hot showers and good wifi. The kitchen was also well equipped.

This property is not as presented in the description. I specifically booked this property for the washing machine in the description. There is no washing machine. The owner / manager who replies to these reviews will say I booked the cheapest unit. Yes I did, there were only two of us. The washing machine is described in the main description as well as the description for this specific unit. There is also no store as described. I think it is built but not yet in service. There is no pool again I think it is in the process of being built but not yet in service. Cleaning supplies as described consist of dish soap and toiletries consist of a bar of soap. There are two separate locations in this property all photos of the outside of the units are in the completed buildings. These units are much more expensive but might be a good choice if you are a large group. The condos are a construction zone. Only a few units are built. You need a vehicle here as there is nothing within walking distance for food.

Not recommended at all!!! Not the host and definitely not the conditions! First of all, when we just entered to the house it was super hot in the living room on both floors, the house, sheets and kitchen tools have been not clean, the pool was green and blurry until the third day, the people cleaned it every morning and night so we barely got into the pool. In the massager in booking they wrote me that there’s no supermarket at the area, but unfortunately the freezer wasn’t frozen, and the fridge as well. In the second day all the things was rotten. The tap water didn’t work the most of the time, and if it’s not enough the owner took old pictures to charge us without any reason, after the guard checked the house for checkout, the livings rooms and the kitchen was full at least of thousands bodies of bugs

The staff was super helpful but the problem didn’t stop till the checkout.

Everything was fine.

We really enjoyed the condo that we rented, it had everything we needed to cook as well. The beach is right in front. One day we walked down to it and had it all to ourselves. Overall, this resort has huge potential when it's finished, as they told us they are about to start on the main pool, restaurant and waterslide so we will come back when that is finished!

- The apartment flooded – no one came to help clean up. The manager did not even respond until I asked why he didn’t respond, to which the answer was ‘sorry.’ The property did not attempt to make it right or help. - Power outages last as long as 15 hours and happen daily - Before booking, I asked how the internet was because it is necessary for my job and they said it was good. What they did not say was the power knocks out the internet daily. - The property replied in the comments to another guest that they have a generator, but they do not have a generator. When I asked about it, the property manager had no clue what I was talking about, then said it was “broken” and that they were not fixing it. - No one came to clean the apartment – we stayed for a month and had to ask for a mop and clean linens. - No water service or delivery – you’ll have to make the trek. - No emergency lights for frequent power outages. - No community area or garden. - No screens on the sliding windows, so when the power goes out, you cannot open a window, and it is super hot. - The kitchen smells terrible because they use elbow pipes, and it gets backed up. - There is only one outlet in each room, and you need an extension cord. - The location is awful, it is not close to Poppoyo, and the drive down the rocky road is miserable. - The air conditioner leaks on the bed. - No security camera. - No smoke/monoxide detector.

Overall, it was a miserable stay, and I highly recommend you look for another place with a generator. Do yourself a favor, and don’t fall for the pretty pics; it is a scam. Take whatever seemingly nice response to this review with a grain of salt. They truly do not care about your experience while here and have taken no action to address other negative comments. - The guards are nice - The apartment is pretty

Everything was great! Just the dirt road part to get there, but that is not their fault, it's an upcoming tourist destination and they seem to be the first resort out there.

The location is great, amazing views. The resort looks brand new, so still some stuff they are working on, but none the less, an amazing stay with the family, and a lot of details. They still don't have their main pool and restaurant yet, but the houses have kitchens and pools, so was not necessary.

Everything was great, I see they are working on construction to open the hotel part in the front soon.

The houses were great, and the views were remarkable. I recommend this resort to anyone visiting Nicaragua.

Even though the front part of the hotel is under construction, we stayed in the houses on the hill at the back, and it was an amazing stay! It came with everything, but you need to bring your own food. The pool was great and we used the BBQ too. The beds were super comfy and we felt 100% safe. The views are the best I have seen, and although we were the only ones, they said the resort is opening in a few months. We will def be back!
