the water temperature was a bit all over the place. tulum itself was dirty and expensive, tho the beach is beautiful.

The room was large and comfortable, with a big bed and adequately sized bathroom. the rooms surround a small courtyard so they feel safe and away from the street. the owners were polite, and there was a very cute dog. the AC was very effective.

- the bathroom door opens and closes very loudly. We woke up every night when one of us goes to the toilet. - very poor wi-fi connection - there was no trash can in the room - It is said that the best beaches are in a protected area after the hotelier beaches, yes thye are beautiful and wild, but there are tons of plastic on the beach. The sea burps plastic. And it is weird for me “eco-friendly” Tulum is very dirty and seems like nobody cares about that. I cleaned the beach, because I didn’t want to lie in plastic, but where to throw it away? you need a container. - It is better to take a motorbike or bike to go to the hotelier, because you have to take a taxi collectivo and it’s really bad option. It’s so difficult to come back from the beach to the hotel in the evening. We have been waiting for taxi collectivo for an hour, they were full and they raise the price. Regular taxi wants 40-100$ for 8 km. Haha.

I did not manage to shower in warm water.

The location was excellent, a bit away from hussle and bussle of Tulum and het still walking distance to all. It was quite silent place to stay and I truly enjoyed the bit of peace, friendly dog and very comfortable bed. Also the toom was with lovely design.

They had a dog and we didn't know about it. My partner is afraid of dogs, and we always check about that before our bookings, but they didn't say anything about it.

just happened to have very loud music in the park across the street until 4 or 5 in the morning. The bathtub in the room was high reason for renting. very limited hot water though did not inquire about it as the host spoke little English with me little Spanish

the room in the photo that I thought I booked was NOT the room they gave me. there was no kitchen or bath or balcony. they didn’t even offer it to me when I politely complained/ mentioned that the room I got wasn’t the room in the photo. I was a little sad about that as I don’t get too many trips on my tight budget so this was a special week for me . I was excited about the room in the photo. my room was dark without hammock. oh well. I spent most of my time out expiring anyways.

I rented the place especially for the bathtub and it had dirty water with green clumps, so it felt like a complete waste of money. Instead of giving me any money back, she told me to return for a free night...but i don´t want to.......

If you enjoy getting harrassed and talked down to by the hostess, you're gonna have the time of your life here. If that doesn't sound too attractive, you probably want to avoid this place. Whenever I read negative reviews, I always take them with a grain of salt. Perhaps the guests were obnoxious or rude, you never know. Boy, was I wrong in this case. There are no "no disturb" signs to hang on your door handle in this place. Because we get quite severe allergic reactions to mosquito bites, we spent the first night chasing all mosquitos, and wanted to ask the hostess to skip the cleaning in our room the next day so that the door doesn't have to be opened and the mosquitos come in. She started to shout at us, telling she ran the b&b for 20 years and was never asked this before and is scared we're hiding something. I calmly tried to explain that she can enter the room if she wants, that it's just because of the mosquitos, after which she told us to just get used to it because it's a tropical climate and she's been living here for 20 years so she's used to it now. I wanted to answer and my boyfriend said something at the same time, after which she started to be aggressive towards my boyfriend, telling him he shouldn't interrupt me. There was absolutely no reasoning with her. Never in my life have I experienced this before. I thought the reviews might have been overreacted but I know that we are very friendly and patient people, and it even happened to us. Do yourself a favour and avoid this place. PS the male host was friendly.

This is the first place I have ever stayed where I felt threatened by the owner/ host. She was unpleasant and unwelcoming throughout my stay and I would not recommend anyone stay at this property. She was overtly threatening and rude and openly expressed anti-English sentiment towards me.

Did not always have hot water for showers. This can be an issue for some people, but I have dealt with that before and it was not an issue for me.

The husband and wife who run the hotel were the sweetest. The road it was on was under construction at the time of our visit so the area was very quiet, which was what I really wanted. It's located right in the middle of town center, away from the noisiest bars and restaurants, and a short walk to everywhere in town.
