Just a heads up - the aircon unit is pretty old and very noisy overnight (although works adequately).

Simple, comfortable room. Excellent value for money. We had a problem with our toilet and the woman working on the property that day fixed it within an hour of us messaging. Use of fridge was helpful. Great location in Playa. Great for a one night stay before flight the next day.

The only downside was a lot of noise outside, but it's central, so, understandable.

First, people are very kind, helpful easy to communicate. I had everything I needed: good bed, hot water, kitchen facilities. The property is well located, in walking distance to the bus station, beach, shops, including huge supermarket, banks...I felt safe.

Communication could be better. Check in instructions were not sent prior to our arrival and we had to wait an hour to be able to get into our room. I heard the same from a girl, who was staying there. When the host tried to ask us about our arrival time on Booking, we were in the air as we were flying for 10+ hours. We did not have internet so weren't able to check the message. So we had to buy a local sim to contact the host, but even then they didn't pick up the phone. Finally they called us back after 15-20mins and told us how to get the key for the room. Obviously it's our fault as well, we should've told them that we will be on a long flight without internet. But it would've been nice if they sent us the instructions earlier.

The room was comfy and clean. We had everything we needed. Aircon, wifi, hot water, fridge, washing up sink, you name it. Location was very good, too. It was very convenient, close to ADO Bus station, beach, ferry terminal. A lot of local restaurants and street food vendors around, which we loved. I would happily stay there again.

Nothing! It wasn't fancy, it was a good value for the price.

Great cental location, only a few blocks from 5th Ave and Cozumel ferry. It was quiet and secure, had good wifi and TV and amenities including hot water at the flip of a switch. Great value! Even has a kitchenette.

I have stayed here more than once and would stay again. The location is very good, close to public transport, the beach, supermarkets, shops and eateries. The caretaker is very efficient and kind. The room is basic but clean and well equipped.

Credit cards not accepted. The property uses US dollar as it's currency so if you want to pay in Mexico pesos it can work out more than you expected depending on the rate of exchange. The air conditioning is noisy.

In a very good location close to the beach, transport, eateries and shops. The budget double room is basic but comfortable and clean. I was pleased there is a coffee maker and a fridge. The caretaker is very pleasant and efficient.

Very poorly equipped kitchen such as 1 spoon. We asked at 11am if early checkin is available, no answer. We came at 2:50 pm and noone answer. At 3:05 lady came out with the trash, when speaking English no reaction, when speaking Spanish she realised we had a room there (which you do not need a language to figure that out really).

It matches the photos, only the direction instructions take you across the street. It is good value for money but for us it was a 1 night stay kind of thing. Towels, soap, basic shower (not for hair washing). For such purpose I'd stay for 1-2 night.

There was lots of ants which made the place feel slightly unclean.

Room was very basic, but as advertised. Kitchen was well equipped enough to make basic meals. The location was great, so close to the beach front and centre. The host was helpful and easily reachable.
