The host is the kindest. He gave me free tea and let me borrow his bicycle for two days! Walkable from the bus station and town center. A/C available upon request (with a fee).

Luxman the host of the guesthouse is very attentive. He takes care of your needs and always tries to help. He helped us with negotiating with a bad tuk tuk driver, and got us a good rate for a tour to see Polonnaruwa. He even got us fruits from his garden. Some of the rooms had AC and was working fine.

New ZealandWe loved staying at Luxman’s guesthouse. Luxman is a sweetheart and gave us lots of tips for transport and eating cheap. His guesthouse is simple but has everything you need plus more. It’s situated just off the busy central street of Polonnaruwa. Luxman provided us free bikes to explore the amazing Polonnaruwa ruins (cycling was a really enjoyable way to explore it). He also provides a washing machine to use for free. So convenient. We would recommend this guesthouse to anyone exploring the area or stopping for a night.

TaiwanLakshman is one of the best hosts I've ever met! Due to a train delay, I arrived at the guest house late on the day of check-in, but Lakshman was still very patient and waited for me. When visiting the Polonnaruwa Ancient City, he recommended a cost-effective and fantastic tuk-tuk driver. Before departing, he even picked lotus flowers from a pond for me to offer to sleep buddha! Lakshman's thoughtfulness made me have a great impression of Sri Lanka!

Luxman the Owner is a lovely older gentleman, room was very clean and had nice comfy beds with good clean sheets, towels, soap and toilet paper supplied. Clean bathroom where everything worked! Very safe and secure location a few minutes walk from the train station. Dual powerful fans in the room and a mosquito net over the beds but we didn’t need the net, no mosquitoes at the end of July when we are here. The property has a nice shady upper level balcony with established Mango trees and plants. Good for watching the world go by in the shady breeze. Free bikes to ride to the ruins ( 8600 ruppee entrance fee but worth it in July 2023) Swimming in the cool canals with the locals on the way to or from the ruins is possible. There’s a supermarket with everything you need between the train station and the property. Some great local restaurants where you’ll be the only foreigners in the place, no English on the menu but delicious food really cheap and the waiters speak some English. We loved new Millath hotel for dinner but there’s others all within 5 minutes walk. All in all a great stay and highly recommended for the price. If you opt for breakfast ($2) he orders in delicious coconut rotis, hoppers with coconut and sugar inside and crispy wadis as well as other yummy foods and it’s more than enough to take for your lunch for the day as well. Black tea as well which hits the spot. We enjoyed our stay. Simple, clean, safe property. Sri Lanka is always hot in the afternoons but with dual powerful fans and a nice cold shower we napped in the afternoons well. You can opt for AC if you want for a little extra but we didn’t need it - we also did a load in his washing machine for free. It dries really fast on his line. We had a great 3 day stay.

BangladeshThe owner Luxman is a kind and helpful soul that you can ever find in Sri Lanka. The place is extremely cheap and you will definitely get your money's worth. Luxman will help you to give free cycles or arrange tuktuk at a fare rate to visit the Polonnaruwa ruins. He can speak English quite well, and helped us a lot to understand what to visit, where to eat and how to go. He also made us afternoon tea by himself. The location of the hotel is in a quite good place, just 6-7 min walk from both bus and train station. So, for night time trains or bus journeys, it is in a perfect place. If you are looking for cheap places to stay in polonnaruwa, this is the place.

Sri LankaAvailability of in-room Tea/ Coffee and hot water kettle was mentioned, while booking but was not provided. However, Mr Luxman made us 2 cups of tea as a compliment in the morning hours.
Location is very near to Bus/ Train stations. Mr. Luxman , the owner personally attended us. An extremely helpful elderly gentleman. Room was small but clean & neat. Toilets are well maintained.

PolandActually I didn't stay at Luxman Guest House - there was a power outage in the area, so we would have no electricity or hot shower. But the guesthouse owner organised an alternative accommodation for us in no time and he was very helpful in general. He called us later to check if everything was fine.

This was perhaps the warmest atmosphere we've ever experienced despite the fact that price is very low. The house is in a walk distance from the bus stand, railway station and supermarket and cafes. We had cozy room with garden view. This house has balcony where one can have a rest in the evening with beer from nearest liquor store or a tea (what u like more). Our room had one big bed, fans and AC (additional but not very much cost) if u need it and the bathroom in the corridor, but only for our room with hot water. Our host is the kindest and honest person, I've ever met in Sri Lanka and highly recommend him for everyone. He gave us bicycles to explore the ancient city and a free! laundry service. Also he gave us good advices were to eat and how to explore Polonnaruva site. The bed sheets and towels were clean. And the bathroom also very clean. As you perhaps know, there is a problem with electricity in the country some times (in our case it was twice a day for an hour) but there was a generator. I will definitely come back here if I will be in Polonnaruva some day and I recommend it for every tourist on a budget.
