A little bit far from the train station for me having a small baby and lots of luggage. But for the average traveler it’s fine.

Staff were nice, rooms were a good size, laundry, microwave and cold water facilities.

Location was a bit far. Check-in staff was good but the next day, there was a staff that kept gossiping on the phones for so long that no matter no many times I called, she still kept talking and being ignorant to her job as at that time, she was the only staff in the reception area.

No view as have obscured glazing window and facing transformer. No room service and house keeping. Considerable distance from kyoto station to hotel when with baggages. No full reception service. Lack of eating places near hotel.

The beds were definitely on the hard side! Also, I’m not sure why you would have an internal smoking room on the ground floor near the entrance when outdoors is 10 steps away. Residual smoke stank out the ground floor and was quite offensive.

Location was OK - about a 10 minute walk from Kyoto Station, so long as you came out of the same exit every time…which never happened! Quiet neighbourhood with some decent restaurants a short walk away - downtown is a good 30 minute walk away. Room was spacious enough for two people.

It’s a reasonably long walk from the station with luggage or in the rain ( Take the 205 bus from the north end of the street). The neighbourhood is quiet but there’s not a lot around in terms of eating options. It’s an automated check in/check out system which helps to explains the budget price but it’s an impersonal place.

Spacious comfortable room. Quiet location. Spotlessly clean like all the accommodations we stayed in in Japan. A budget option and it certainly met my expectations.

It was a bit of a walk for sightseeing and restaurants - at least 15 minutes. But all on main roads and flat easy walking. Room was small as expected.

Super quiet and very clean. Easy to find from the Kyoto station although a bit of a long walk with suitcases (approx 20 min).

Extra room tax for lodging. We had other friends who stayed 500m down the road and did not have this tax. This cost should either be included or stated on the booking.com website.

We didn't realise we had the incorrect hotel entry code provided in the email confirmation. Lucky, a staff member was at reception, let us in and wrote the code for us on a piece of paper.

About the check in - We arrived during office hours and a staff member let us in. We didn't need to wait and it was a seamless check in. No keys were issued only a pin to unlock the room. It was nice not having to worry about a key. About the hotel - Great value and location. The room was dated but sufficient for our purposes as we spent most of our time exploring. Facilities - paid laundry which accepts coins only, I loved the free water purifier available in the laundry room. Smoke room is situated near the laundry on ground floor. We were able to lock our luggage in the reception area (locks and keys provided) after checkout. First come first serve basis and the hotel doesn't take responsibility for loss. We secured 2 which was handy and allowed us to explore after check out. Food options available near the hotel as well as convenience stores .

Room is big (compared to most hotels at Kyoto and anywhere in Japan for the price). Truly value for $$$. Good location. Self service check in but there is a staff on standby who was good in mandarin which help the check in process.

No cleaning service so the trash keeps getting stacked inside the room. Also you need to get the fresh towels from the first floor. Which is usually not available except morning.

Nice and clean room really good bathroom. There is a room in the ground floor with laundry facilities, microwave and water dispenser. The rooms are locked with passcode. Close to the Kyoto station, Umeji Kyotonishi JR station and bus stops.

It was a bit too far from the train station for me. Rooms are cramped with nowhere to put your bag.

It was clean and efficient. The staff were courteous and helpful. There were some good restaurants and places if interest nearby.
