Room was small and could have had more storage space for bags, but then again, all rooms in Japan that we stayed in (of this budget range) were small and this was of a comparable size. There's no view from the window (but that didn't really matter to us)

All staff, owners, were warm, friendly, and took the initiative to offer help and suggestions. They really made both our stay and onward journey a lot smoother and more pleasant. The washer and bathroom dryer provided were amazing - it really helped us to stretch our clothes (and being able to wear clean clothes everyday was an amazing feeling haha).

Wish there was a bike rental service or a place to park it nearby without worrying about being fine. But that is not in their conrol.

Staff is very attentive and can speak english. Show our room and told us everything. Would go back to that same hotel when I visit Kyoto agian.

The location very convenient, only 2 mins walk to CBD , department store and shopping street . the size of the hotel right for people who love quiet place as well as new. the room is super tidy and clean. the staffs has excellent communications and very helpful . The most things that I love this place is they provide washing machine in the room and can dry our clothes in the bath room which take only 3 hrs.

I can’t say enough about how wonderful the hotel and staff are. The staff helped with all kinds of recommendations and directions, and we’re happy to help with special requests. We were so impressed with their courtesy. Central but quiet, our room had a balcony overlooking the rooftops in the area, and down to the Nishiki Market entrance. The market is very crowded and the streets in the area also get very crowded. Very highly recommend this hotel!

One of the best hotel experiences ever. The hosts are a family and they give personal attention to the guests: provide information, assist in everything you need, and make the stay enjoyable. The location is excellent close the food market, lots of other eating options, lots of public transportation options to visit the entire Kyoto area. The rooms have everything you need including washer and drying option which we used and was so useful when you pack lightly for the trip. The owners as I said are wonderful. They helped us on the last day, after we check out, retrieve our son's phone which was lost in a taxi! We loved out stay there and highly recommend it!

The location was incredible for everything in Kyoto, close to central sights and to public transport for every place else! The team there were so lovely and helpful and honourable, they were always available to help and give advice about places to go, and how to get there easily and conveniently. The room was huge and comfortable and we had the best sleep while being in the heart of Kyoto… love this place!

A bit noisy at night in the street if people are loud walking by, but it's not too bad, and a very reasonable trade-off for such a great location.

Location is perfect - close to a lot of the main sights, and in an atmospheric part of town. The room is very well-equipped with excellent use of space for the size, and all very clean. There is a washing machine in the room (detergent provided), and the shower room becomes a drying room, so you can do your clothes without having to leave the room.

We loved everything about the property, the staff were extremely hospitable and friendly and provided a lovely welcoming service at all times. The location was a perfect base and Kyoto ended up being our favourite stop on our entire trip. The bathroom was slightly small, only an issue for my husband who is over 6ft, but this wouldn’t deter us from coming back or did not take away from the amazing positives of our stay. We look forward to coming back here the next time we’re in Japan

The hotel is in a prime location, I was pleasantly surprised at how close it was to Nishiki Market. The hotel room was cozy and had everything we needed. Having a washer and dryer in the room was amazing. I was grateful to have it, especially during a hot and sweaty summer. Having the bath/shower room convert to a dryer was a game changer. I didn't even know that kind of technology existed. I wish we had something like that in the United States. I also enjoyed having a sink in the room we could use to wash our water bottles. It was also great to have a water dispenser in the lobby so we didn't have to spend money on bottled water. The hotel had so many nice amenities that were convenient and made everything feel a little more like home. The hotel staff was friendly and very helpful. They explained how to use the washer and dryer, as well as the A/C in the room. I also appreciated that they kept our luggage when we arrived before check-in, as well as holding our bags when we checked-out but wanted to grab lunch before we left Kyoto. When we asked for them to call a taxi for us, one of the staff went out of his way to flag a taxi driving by so we didn't have to pay the reservation fee. That was extremely nice and thoughtful. I can definitely tell the hotel is mindful of travelers' needs.

The location is superb, and just 100 feet away from the Nikishi market. The room is small, but very functional. The best part was the small washing machine, which was quite handy considering how hot Japan was and we went through quite a few shirts

I consider myself quite experienced with finding hotels that meet my expectations. And once in a while I find gems that exceed these expectations. This place is definitely one of them. Welcoming and knowledgeable staff. Spotless cleaning. It is located in the heart of the city but yet on a very calm street. The room was very spacious, uncommonly large for Japanese standards. The bed was so comfortable. It was very convenient to have the laundry machine in the room. There is even a kitchenette, if needed. I know where to stay next time I visit Kyoto again.
