Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We are currently testing a weighted review system in Malta and Iceland (excluding hotel and vacation rental chains). For properties in these countries, the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

LatviaThe room was smaller than I expected - even by Japanese standards (in my opinion). If you're a light traveller & you're staying only for a few days or maximum a week - this is not going to be an issue. However if you are staying longer than a week, my suggestion is don't bring too much luggage if you choose to stay here. You'll have a more pleasant experience. We had quite a lot of luggage (because we came for a longer time period) & it was very difficult to find space to keep them and move about. It greatly reduced the comfort of our stay. However, considering the affordability of the room, especially for long term travels, I think it is understandable.
Staff were very helpful and accommodating. Location is within 5 minutes to Higashi Jujo station where the 'keihin tohoku line' runs (it gives access to popular areas like Ikebukuro, Shinjuku, Akihabara, Ueno & even to Shibuya, Harajuku with a transfer. You can also use this line to easily access areas outside Tokyo like Yokohama & Saitama too). The bed was comfortable, everything was clean & tidy. There was an option of getting cleaning services for an additional charge if we wanted to (which is nice for slightly longer stays like ours). We could borrow an iron etc. if we needed to. There was free wifi, a TV (it didn't work though), a mini fridge, small kitchenette with an electric kettle, cups and spoons in our room. There is a vending machine with drinks downstairs near the reception and also a coin laundry room with washers & dryers. You'll need 100 yen coins though... but that wasn't a big problem because there is a seven eleven across the road - you can easily change your money or buy something small to get all the change you need. If you get bored with seven eleven food - when you walk down the road - passing the station, there are restaurants & even a Lawson. We found a Sukiya which is a budget friendly, 24 hour service chain of restaurants where you can eat very delicious rice bowls.

JapanThe rooms could be cleaner, there is a bit of dust in the room but expected because it was a smoking OK room.
Location is great, right next to the Higashi Jujo station and ten minutes walk from Jūjō station, so it was really easy to get to and from the busier parts of Tokyo. Quiet area with plenty of convenience stores and cosy restaurants within walking distance. Really convenient stove top and jug available, air conditioning, and reliable free wifi which was amazing. Staff friendly and have really good English skills which is super good for travelers who may not speak Japanese! :)

FranceBe careful because they don't give invoice if you pay by credit card on Booking. (Booking doesn't give invoice and tell you to get it from the hotel/accommodation and I heard this is not an isolated case it happens in other hotels in Japan too) I found an arrangement with my work to still get compensated so it was fine, but if you need a receipt from the hotel you need to pay cash. Concerning the room, they need to maintain a bit better their appliances. The fridge was on the lowest setting, but because the freezer part (open type) was not defrost in a while, it had a thick layer of ice and the drinks I left were frozen solid by the next morning. Apart from that, furniture was old but everything was functional. Also as other comments said, there is almost no sound isolation and you can hear everything in the corridor, but it was relatively calm when I stayed there and had no trouble sleeping.
It was the only hotel available with decent price at this time of the year. It's just a minute away from the station and there are many cheap restaurants and shops around, so pretty nice if you're travelling on a budget. Hotel is far from being new and rooms are very compact but overall it's not too bad for the price.

PhilippinesIn my room, the bed is in the middle while the TV, table and other amenities is at the other side, so its hard to navigate inside the room due to the tight space. I have to cross over the bed just to get to the table if I plan to eat and vise versa if I need to go to the toilet 😅. The room is also a bit dusty
Around 2 mins walk to the train station, very convenient, however a bit too far from tourists spots. Room is as advertised with amenities mentioned. Location is peaceful

AustraliaSmall, but like its tokyo, its cheap. Cant complain. The smoke smell sometimes is not big but for someone sensitve can be annoying. 7.5/10 clean
Honestly if you are looking into this property. You pay for what you get but I honestly believe, Location, Station, Value, Convenience is 10/10. If you are looking for cheap, somewhere to sleep, and somewhere close to a station and on a good line. Also close to a super market and Macdonalds and food hub I give this place a 10/10 for what it is. You pay at the place FYI

GermanyTHE COCKROACH???
The price was great, it's literally next to the station Higashi Jujo and if you walk a bit to Jujo there's a huge shopping street. Right across the street is a 7-11 as well, so it's really convenient. The room itself is.. okay. It has a fridge and a proper bathroom. I couldn't really find anything to complain about for the price but right on the last night when I wanted to pack all my stuff, a jumping spider came out of nowhere!! Which can happen I guess, sure? But after calling the staff to help me, since I'm really bad with spiders and insects in generell, they came to help me, but they also didn't seem that bothered about it, maybe it's just me. BUT THE REAL PROBLEM CAME THEN! When the staff looked for the spider, and we just kind of shifted all my stuff (I had A LOT of stuff!)... it came. I lifted my bag and then a COCKROACH appeared??? I heard cockroaches are common in japanese homes, but after talking about it with others, it's definitely not common for it to be in a hotel! After finding and thank god taking care of the cockroach, but not the spider, I had to specifically ask to get another room? And they didn't help me to bring all my stuff to the other room, it was really a lot! And it was like 2am. I was exhausted. I can really assure you there were no problems until the last night, but that last night really stays in my mind... just thinking about it stresses me all over again. qwq

NetherlandsThe hotel, the rooms and the facilities are quite old. I'm also not sure about the cleanliness. There was a stain on the carpet (probably hard to get rid of) and I found hairs in the room that were definitely not mine.
I've been coming to Flexstay Inn Higashi Jujo every now and then for the past 8 years or so. It is affordable, the staff is super friendly and it is centrally located in Tokyo.

NetherlandsThe bathroom was pretty small and the bath was aswell, there was also no foccit in the bathroom so that was kind of inconvenient.
The staff and affordability were the best parts, hotel room can get kind of cramped with 2 suitcases but the bed was western style so my feet didn't hang out. The hotel is good as long as you don't mind the ~20 minute travel to the center or if you'll mostly be out of your hotel.

SpainThe room we stayed in was definitely on the small side even for Tokyo standards and is in need of an urgent renovation. We stayed in the exact same room 5 years ago and we were expecting it to be a bit more updated this time around. Even tough the bed can be folded up into a wall unit, when folded down it takes up all of the room space. The wall unit is also quite large even with the bed folded. We felt that having a normal non-folding bed right against the corner of the room would have been a lot better. We could tell everything was properly cleaned but with everything being so old, there is only so much you can do by cleaning in order to remove smells and older stains.
This is our second time staying at this hotel and we had a great and comfortable stay. The staff is very friendly and there is a laundry room downstairs. Toiletries were provided along with a set of charging cables and a hair drier. There was also a power extension cord and sufficient outlets to charge everything at the end of the day. The location is also excellent, right next to the train station and a convenience store right across the street. The is a traditional shopping street with tons of great restaurants within a 5 minute walking distance.

LithuaniaJust like you could expect from a hotel with mostly smoking rooms, the corridors are smelly. Moreover my room's kitchen sink would sometimes have sewage smell coming up from it, which I fould really bothersome at times.
This is absolutely the best bang for your buck room im Tokyo. You get a private bath/shower and toilet, a small fridge and some kitchen appliances. I stayed here for close to a month and had a pretty comfortable time.
