    Finding the place was not so easy as we came by bus. Use of the pool later in the evening would have been appreciated, rather than closing at 7. SOe utensils in the kitchenette would have been nice. Some way to make a cuppa in our room or near, rather than with for cafe to open at 8am.

    Good staff and nice having cafe for breakfasts and pizzeria for dinners. Love the swimming pool.

    Nothing! We have no complaints.

    Small, family run hotel. The rooms are a little dated but clean with decent facilities and beds. The owners are very welcoming and nothing was too much to ask. My daughters and I were treated like royalty here! The pool is lovely, and you’re looking for an authentic Italian experience, this is your place.

    The room space was quite limited. I had reserved a single-room apartment, but it turned out to be a very compact space with a tiny kitchen that lacked any cooking utensils. Considering the cost, it felt rather expensive for what was provided.

    What I truly appreciate is the exceptionally friendly and helpful staff. In my situation, dinner was included, and I must say it was truly outstanding and incredibly delicious. I would rate the dinner a remarkable 12/10, with an extra 2 points for sheer excellence! 😉

    It is far from Rome if you don't have a car, taking the bus requires a long walk and after 9:00 P.M there is not bus so would need to take a taxi.

    The place is really nice, quiet and the staff really nice. The food is really good. Simone is a nice hostage very friendly and he would guide you in how to take transportation to Rome.

    Although the room was very big, it looked like it needed refurbishing. There was a large patch of damp on the ceiling. Tiles in the bathroom were so old it was difficult to say if they were dirty or stained.

    Easy to reach, very friendly staff. Very nice food at the restaurant and good value.

    Pool has an entrance fee, the reception is in the middle of the property (quite far from the entrance) and it doesnt have the reception vibe

    some amenities could be refreshed or repainted but still acceptable for the money. ants in the bathroom :/

    place looks like private property from outside but everything changes when they open the gate. its very spacious and built in levels. every inch of their area has been used. rooms look raw and kitchen equipment doesnt exist but theres separate restaurant for breakfasts and dinners. swimming pool was mostly all mine during my stay. they cook beautiful food for dinners and also, from the feeling of empty hotel during the day it becomes a whole bunch of them Italians when it comes to football match. it was pretty awesome experience. its family business and budget stay but really ok if you want to use their breakfasts (included) and dinners. quite far away to rome attractions but we rented a car so I didnt care. breakfast served 7-9, we went there around 11 and got coffee and croissants no problem :)

    It could be better maintained. It has a great potential, but it’s a bit old and needing maintenance.

    Staff was really nice, always ready to help and served us late dinner when asked. Since we were a group with teenagers on a competition , it was fundamental to have this flexibility from them!

    The room was run down and we had to ask for the necessities for the kitchen.

    The pool appeared refreshing and the common areas were nice.

    Location, photos on booking were nothing like what we encountered, was a beautiful place in the past.

    Location left a lot to be desired. Breakfast was coffee, croissant, donuts.☹️

    I liked everything

    Everything was wonderful. The workers are very friendly and helpful, giving us useful tips and ensuring our stay was exceptional. The facilities of the hotel are very nice. After a hot day in Rome, bathing in the pool and getting to a room with AC feels very refreshing. They also have a restaurant in which they serve delicious authentic food. The breakfasts were also delicious. Even though it is a bit far from Rome center I would 100% recommend and will be staying there again

    Food and swimming pool are amazing, also people there - simple and polite. Nice atmosphere. If we visit this part of Italia, we will come back to Villa Patrizia. :)

    It is a budget hotel offering basic accomodation but there are several issues with the property and staff. There was bacteria and mold growing in the fridge and kitchen area (see pictures), which made me avoid using the area entirely. The kitchen light bulb was blown which meant the area was too dark to use after sunset. The room was cold because the radiator had not been maintained and bled to remove air in the system. The electrical power sockets were poorly installed and most were not functioning. Similarly the light fixtures were often poorly finished. Loud dogs kept outside all night barked at every guest walking past. Breakfast was basic cakes and coffee, with no nutritious option. The staff are very disorganised and unavailable by phone, no one present at reception for check in or check out time slots creates a stressful beginning and end of your stay. If you need basic shelter on a strict budget and can overlook basic maintenance issues it could be ok.

    The food servered in the restaurant is good value for money.

    The villa's location is not the most convenient if you don't have a car, but if you do, they have a space for you!

    The staff were excellent, and helped us with everything we needed to know for our exploration of Rome. The swimming pool was nice and you can find whatever you need in the area
