So clean, AMAZING location, comfy beds, friendly staff! Despite being located above a bar and near a busy road the room was well insulated and quiet. 10/10 would stay again.

There are a couple of cons to think about. 1) Coming out bar in the evening gets very busy. Our first evening was a Saturday night, and there was a great party. There was a Tour de Italy and Rugby championships that brought a lot of partiers. The party was going on until 2 am. The room was quiet, but we could hear the base. 2) The bathrooms were not tall. I am only 5'7", and the roof of the bathroom had a 3" clearance. It will not work for folks who are 6 feet. Also, the shower is 2'x2', so if you are big, then it will not work for you. Otherwise, great place!

The place is very near (across the street) from the Colosseum. So the location is absolutely fantastic! We took the metro to Colosseo station, and the hotel is within walking distance. The restaurant/bar (Coming out) is great for food. The staff is very friendly. There are a lot of other restaurants nearby and tiny markets to buy breakfast/fruit etc. (just walk away from Colosseo on the same street as the hotel). The rooms are quiet and clean. The bed is comfortable. The bathroom has a heating rack for towels, which we used for handwashing some clothes (we were in a pinch).

If you can’t sleep through a pumping nightclub, do not stay here. There is a very popular bar underneath that is very loud until 2am.

The location is unbeatable. The room is large and very comfortable. Staff were nice at checkin, however didn’t see anyone again after that one interaction.

Don't get me wrong: The room was clean, but it needs a little more TLC - get in the corners and under the hidden areas cleaning and scuffs on the walls.

This little boutique is a rare gem. Anyone who is LGBTQ or has friends and family of loving LGBTQ would love to stay here and experience the fantastic location, the fantastic staff and the fantastic bar and restaurant downstairs. After a month's stay in Italy, this was our last destination and it was more than we expected. A really big shout out to the staff - Alex, SANTINA, ROSEANGELA, Paco, LEONARDO, Gaetano and Michael. The staff was friendly and provided great service. We ate and drank there 3 times in our 3 night stay. BRAVO!

The bar downstairs was a little noisy at night, but it didn't keep us awake (even though our room was directly above the bar/street).

Incredible location - right beside the colosseum and Roman Forum, 30 seconds from a tram stop and a few minutes from a metro stop. Lots of good restaurants in the area. Staff were great - they let us leave our bags in the hotel before check-in and after checkout so we could go exploring. We'd 100% stay here again.

The bed was a little uncomfortable, I hadn’t realised it was a sofa bed so quite hard and a little lumpy. Possibly my own fault for not reading the list of facilities within the room. Apart from this I couldn’t fault anything else, I thought overall it’s lovely

The rooms were quite light in the morning, could do with black out blinds. But we came prepared. We were there to see the sites of Rome so didn't even turn the TV on, others might think it's a little small for the quality of room.

The location of B&B First floor was amazing. A view of the collosseum. Amazing restaurants within walking distance. Other tourist spots within 30 minute walk

Hit a problem at start of weekend where hot water went off. The First Floor team worked hard to resolve this throughout the day(s) and kept us informed. Turned out some significant access work and plumbing was needed to fix the issue. When they realised it would protract a little, they sorted us out with a mutually agreeable option to compensate for the bad experience. In fairness you couldn’t expect more and we really appreciated their decisive thoughtful and kind action.

Stayed at First Floor B&B over a long weekend to Rome. Very central and first class location right next to the Colosseum/Roman forum and Domus Aurea. Three minute stroll to the tube. We never used the tube because we could walk everywhere following Google maps, taking in Rome on the way. Lovely property with very clean, nicely designed room and friendly staff, Alex and Santina. Above a busy bar but were provided with ear plugs, again not used as sound proofing was surprisingly good. No hesitation to stay here again or in recommending First Floor B&B to anyone planning time in Rome.

The location was great, close to the colosseum and lots of great restaurants around. The staff were friendly and happy to help and the room was basic but great value for money. Was initially concerned about noise as they provide earplugs in the room but we didn’t need to use them and slept great!

Hard to say since I was satisfied and loved everything. If I have to choose something I would say we didnt have a view we have a balcony to the courtyard no real view but it was still pleasant.

The restaurant that was downstairs connected was really good and everyone is friendly. The room was cute and just perfect. bed was comfortable and the location couldnt have been more perfect. I will definitely recommend the location was a 10/10. I will be back.

Everything was perfect! The location of the hotel couldn’t be better, since it’s literally next to the beautiful Colosseum. The rooms are very pretty with a modern, spacious bathroom. Everyone was super friendly and Dennis who was also very friendly made sure our room was clean every day. Our little dog felt also very comfortable. Thanks to everyone! I am definitely recommending this place! :)
