Not the fault of the hotel, but we had to take precautions against mosquitoes in the garden!

Well located within easy reach of main areas of Venice and public transport. Comfortable, characterful hotel, antique furnishings, but modern large bed and well appointed modern bathroom. Air conditioning effective and very quiet. Brilliant and friendly staff and with a delightful garden that was a selling point for us. Somewhere peaceful to sit after a busy day sightseeing.

I very nice hotel, with a beautifull garden, located within few minutes walk from San Marco square. Especially for families is an excellent choice. Polite people working there and a breakfast that made us all happy.

We were first put in the room in front of the hotel. The condenser leaking creating a large puddle of water in the floor. We were moved to a beautiful room for the remainder of the trip.

The front desk gentlemen offered me coffee in the afternoon. He also helped load our luggage in the water taxi.

We were stayed in the attic room with beams and low ceilings. Bumped our heads a lot. So I would probably choose a different room. I booked the room very early so not sure why I was given it. I’m guessing because I wanted single beds.

I loved its location. Not far from San Marco. Great bars restaurants. Felt safe walking back late at night. Water taxi at front door. Beautiful garden to enjoy having breakfast.

There was nothing we didn't like.

Fabulous hotel in a fabulous location. Joey welcomed us and upgraded our room to a superior with an amazing private terrace overlooking the canal. The room was large and comfortable. We enjoyed a glass of wine each night sitting on the terrace. The hotel also has a beautiful garden, and it was so nice sitting in the breakfast room overlooking the garden each morning. It was such a special place to end our month in Italy and our 40th anniversary celebration. Location was close to everything, but we weren't in the middle of the crowds surrounding the square.

Fresh milk in the fridge would have been great. There was no milk at all in the room but were tea/coffee making facilities.

Good location for exploring Venice but away from the very busy areas. Good restaurants nearby. Very quiet. Lovely area and garden for breakfast.

Don't think we would have changed anything.

Rooms were good size and cleaned well every day. Breakfast was continental and on the one day we had to go out early, the hotel provided us with a good breakfast box for the 3 of us. Location is perfect for exploring Venice. Close to St Marks square and many eating places nearby. Convenient for waterfront. Staff are lovely and were so helpful. Don't think we could have asked for better.

The rooms are really nice and clean. Location is excellent - a short walk away from st Marco square and the Arsenale. Breakfast is simple but good. Staff were really nice and helpful. Would highly recommend.

Easily walkable to everywhere, the bathroom was incredible (we are traveling all over the world and this was the best shower we have had by far) the morning breakfast was also pretty good, and the staff were very friendly.

Might have been a consequence of the carnevale time but there was some hoovering outside the room early in the morning more than once.

Minimal toiletries but we managed. Only continental breakfast but wide variety of cold meat, cheese and pastries. No hot food.
