Walter, the host, was super attentive to our needs and provided cold water, snacks, breakfast items and a delicious bottle of wine at our arrival. He also provided so much information about getting around in Florence, cool places to visit and try and was always available to answer any questions we had. The room is designed and furnished meticulously and carefully. It is very clean and has everything you need. The bed is very comfortable and there is plenty of space to move around, sit at the table or chill on the couch. We enjoyed walking from the apt to the city center and back. It is a nice 20 min walk along the beautiful Arno river. You must go here when in Florence!!

nicely decorated spacious room, use of modern technology; plenty of cold water and coffee (expresso); very friendly owner who did everything to make our stay better. Walter was very responsive during the whole stay (even asked if we prefer still or sparkling water!..); left a bottle of wine; helped us to order a taxi when we left, wonderful host.

The room is spacious and bright. In the room you find a coffee machine, refrigerator, snacks, fruit juices... extra attention to the customer that should not be underestimated. A safe and comfortable stay a few steps from Porta San Niccolò. Smooth check in and check out.

This was a great location for our visit to Florence. Large room and bathroom allowed for a comfortable stay. Easy access to our main points of interest by bus right out front. Lovely host who provided complementary snacks, coffee, water, juices, and bottle of wine, as well as great information and tips for our time in Florence. I will be certain to stay here if I find myself in Florence again someday. :)

Everything was perfect!

Everything was perfect! We had snacks, croissants, water and juice. The room was clean and tidy. We arrived later thank usual but the host was kindly waiting for us. He even gave me flowers for Womens Day and a bottle of red wine was waiting for us. He recommended us restaurants with the perfect pizza&pasta. We will definitely come back here.

Walter was a fantastic, knowledgeable and very helpful host who gave us many recommendations on what to see and eat in Firenze, and was only a WhatsApp message away whenever we needed him. The guest room was spacious and comfortable, and Walter graciously provided coffee, snacks, and even a complimentary bottle of wine for our stay. Despite no A/C the two fans kept us very comfortable and cool throughout the night. The neighborhood is also great to walk around in to get a less 'tourist' experience of Firenze, but it is still close enough to any major sites, etc. I highly recommend Walter's place to anyone visiting the area!

The light in the stairwell took a while to come on when returning at night, so it was dark and hard to see (however can use phone light to help)

Great apartment in Florence! Walter, the owner, is very friendly and accommodating. He is very easy to reach and great at communicating. The location is great, just outside of the congestion on the other side of the river, but this makes it feel more relaxed. It is very easy and wonderful to walk to anywhere in the city. We walked everywhere we went except for the train station. The area is beautiful and Florence is a wonderful city. There is no AC, but there are 2 fans, which kept us very comfortable. (We went in early October, so it was warm in the day and nice and cool at night, which made the apartment very comfortable if you open the window for a few minutes when going to bed). The area feels very safe and there are great restaurants and caffès right outside of the apartment. Highly recommended!!

The accommodation was super modern, clean and really nicely arranged. The location is only a 15 minutes walk along the river to the city center. Walter was the best host I’ve ever had. He was polite, reliable and caring from the beginning. When we arrived, he was very welcoming and explained us everything we need to know and what would be the best spots for us in Florence. Also he made everyday sure if we need anything. We felt really good at his place and I would book it anytime again. Thank you!

This was an excellent place to stay because Walter was an excellent host! He was very friendly and gave us many suggestions for things to do in the area. He was also responsive through messaging and quickly accommodated requests we had. The room itself was very comfortable and clean, with complimentary snacks and drinks. The location is convenient with many buses, and it’s also walking distance from downtown. I highly recommend this place for anyone visiting Florence!

100% would recommend! Our stay in Residenza San Nicoló was lovely and comfortable. The room was very clean and new and although it didn't have an AC, it was quite fresh with the two fans. On top of that, Walter was a very kind and attentive host! He made sure we had everything at all times plus he gave us some extra recommendations around the city.

You can't swim in Arno river... Nothing, everything was perfect!

We have arrived in Florence from Bologna by train and it took us 25min to get to the Residenza San Niccolò by city C4 bus. One day before our arrival the host was very nice to contact us and share how to get to the place. We had a very worm welcoming from the host with a map of the city, places to visit, eat, drink, etc. The room was very clean and comfy. We had included snacks, coffee, water and drinks in the minibar and a nice bottle of wine up on arrival. Location is 25-30min walking distance away from the downtown which helps you to experience Florence as a local. On the other side of the Arno river 5-6min walking you can enjoy amazing local food-corners and bars. Great place to stay and enjoy Florence.

We had a great stay in this large, clean, well-appointed apartment equipped with excellent facilities, in a great location on the quieter south side of the river. Walter is a friendly, helpful and extremely attentive host, who was kind enough to arrange an early check-in, and provided excellent tips and local insight.

Walter was very helpful and accommodating, a very pleasant gentleman! He made sure our stay was comfortable. The room is very well represented by the pictures. Lots of additional perks which elevate the room too - like the coffee machine, stocked mini bar, wine. Lots of nice restaurants around the area. About a 15-20 minute walk from the Central area with a bus stop right outside the door.

I felt better than being at home. Domenico and Roberta are superfriendly and helpful. They really made my trip to Florence a nice experience in which I felt taken care of, with no worries.

The street can get noisy because of traffic (there were also ear plugs provided). Water pressure in the shower is a bit low.

Roberta and Walter are very friendly and helpful hosts. They provided us with a lot of useful information about Florence. The apartment is modern and had some extras included like a bottle of wine and snacks. The apartment is located close to the city center at a 20 min walk along the river to the Uffizi Gallery.

The only one thing that the owner could possibly improve is the water pressure in the shower so you can have a proper strong flow.

The owner is very welcoming and went above and beyond to make our stay amazing. Gave us some tips and ideas and although he is a bit worried he is not having good English there was no communicational problem whatsoever. Would definitely recommend.

The studio was tidy, clean, with a comfortable bed and a very nice bathroom. The owner welcomed us with a bottle of wine and he was sooooo helpful with everything, providing tips not only for places to visit in Florence but also for good and inexpensive restaurants. With his tips you don't even need to prepare for your stay in Florence; you can easily spend a week in Florence following his advice. The location of the studio is great, far enough from the chaos of the centre but right next to a bus stop that can bring you to the centre within 10-15 minutes. And if you don't feel like going to the centre, there are many options close to the studio for food and drinks, which are excellent. Just ask the owner and he will tell you which ones are worth visiting. It was an excellent stay and we really enjoyed it! Thank you Walter, we felt like you welcomed us in your own home!
