Staff was so ignorant and rude

It was not very pleasant to see cheap instant coffee in the room in a 4 star hotel in Italy. Food for breakfast was ok and not very varied, mostly from packed commercial stuff.

Stunning location overlooking the lake and mountain, our room was clean and spacious, the bed was comfortable. The hotel is definitely quite dated but kept quite clean so I didn’t find it to be too much of an issue. Personnel were very friendly and helpful! We didn’t use the swimming pool or any facilities so no comments on that.

The junior suite was infact a room with a added mezzanine which squeaked horribly and had very narrow stairs which were difficult to navigate especially at night as the bathroom was downstairs. The air conditioner was not high enough for the mezzanine so while the downstairs room was cool the mezzanine with the bed was hot and airless. No milk provided for coffee/tea.

There was no curtain/blind in the bathroom and even though it was fairly protected with the road and steep mountainside facing the bathroom it was a little uncomfortable. Breakfast was a little chaotic (because of number of guests). Might be good to ask people to pick a time slot in advance? Clearer signage to the lake pathway would be good. Lots of noise from people walking past in the corridor but maybe this is them being loud.

Great leisure facilities with outdoor swimming pool and being right on the lake for easy access and rental of SUP and other things. Nice walk by the lake into the nearest town (15 minutes but take a torch). Breakfast buffet with lots of options. Restaurant looked nice but we didn't eat there. There are a few (maybe three?) places to eat in town but suggest you book. The external restaurant we went to (lake side of the main road) was OK but quite brisk service and charged us for mineral water we never received. Our room was big and the bathroom with shower was too.

We had a problem with the air-conditioning- when we turned it off it kept turning back on. The staff tried to fix it but couldn't on the first night. It was fixed by the second night. Also the shower is showing it's age and has some mould on the tiles and bottom of the shower door. I found the bi-fold glass doors a strange option for a shower.

The breakfast was very good and the location was lovely.

If you don’t have a car then have to rely on an infrequent ferry to get to other towns. You could walk to Orta but the road doesn’t have pavements on a crucial route part of the road.

Lakeside location was great with views across the lake from our balcony bedroom.

Common areas were dirty. Room wasn’t ready until one hour past check-in time. Bed was very hard and uncomfortable.

The bathroom was, let's say, compact. There was no lift in our part of the hotel, but 2 flights of stairs were still just manageable.

Spacious room on the second floor, with large balcony overlooking the pool & lake. Rooms have been renovated to a good standard. Plenty of room around the pool with lots of comfy loungers dotted on the adjoining lawn. Great little access to the lake. The restaurant was superb with friendly and helpful staff (but make sure to reserve table!)

Parts of the hotel felt a bit dated.

Right by the lake, it was lovely to sit on a garden chair below a tree and read, and take a swim when too hot. It is a great place to relax, calm, little noise.

Beds are too hard, The hotel is unbelievably dark. Decor needs updating Good job you are outside on the beautiful lake most of the time!!! Some proper freshly baked bread at breakfast would be appreciated

I think that the pool loungers could do with updating, a lot of them were broken (though useable) and some padded cushioning would make quite a difference in terms of comfort. Swimming caps were compulsory for pool use which could be bought at the hotel for 5 euros (or local supermarkets for less) but it would have been good to know this before so we could have brought our own. Perhaps I missed this communication.

Fantastic location with lake view, great to have the option to swim in the pool or lake which is easily accessed from the 'beach' area. Food in the restaurant was superb and staff are really helpful.

Our room air conditioning did not work we had a unit provided but it was very noisy and could not be left on at night. It was repaired on the penultimate day of the holiday and the difference was enormous it was quiet and very efficient. WE were given a 10% discount on the room but would have preferred the room air conditioning.

Staff were fantastic our room had a lovely balcony and had a fantastic view. Swimming pool and outside areas were excellent. The breakfast was very good with a lot of choice. The restaurant was lovely once again with a great view and the service was very good. The food was good but we were there a week and had we eaten there daily we would have run out of choice.

We booked a room with "Mountain View" instead of "lake view" which was a mistake; between the hotel and the hillside there was the view on the road and technical installations of the hotel. As such not so important, but the airco was really very noisy so overnight we could not have it on and had to leave the room open, with some noise disturbance from the road and the trains.

Very friendly and helpful staff, top service, nice terrace at then restaurant, good food, breakfast nice although my wife was missing fresh fruit.

Unfortunately it was one of the worst breakfast experiences in a hotel: one our before the end of breakfast service all food was out.
