WATER TAXI DID NOT OFFLOAD US AT THE ENTRANCE, SO NO ASSISTANCE WITH LUGGAGE FROM TAXI TO FRONT HOTEL DOOR.

the service takes time for example i when i arrived and i received my room i waited for half an hour for the luggage and i also at check out i waited down at the reception for someone to bring my luggage. One more thing, i sent a message before arriving if it is possible to have early check in since i will arrive early morning and i receive a message that will get back to me but no one answered me. and when i arrived , the staff promised me to receive the room at 1:00 and i came back at 1:00 and the room wasn’t ready yet .they asked me to come after half hour and i came after one hour and the same story.

The location the property is wow , the room is amazing and Luxurious, the breakfast-and the view from the terrace and definitely the Lobby Area .

It was really nice. I can't think of anything I would change.

We loved eating on the terrace. Our chateaubriand was wonderful and the presentation was excellent. We also appreciated having them arrange a water taxi directly to the door that opens up to the canal.

Whilst it's a very minor comment I would suggest cold milk is served with breakfast tea (we are English!). Apart from this out stay was excellent.

Reception/concierge staff were very helpful and we had a quick check in. Room was large and bright with a very comfortable bed, good shower and lovely views across the roof tops of Venice. Food was excellent and again, staff very helpful and friendly.

coffee and tea were lukewarm at breakfast for us and nearby tables both mornings, had to request hotter tea and coffee. Hotel did not provide pro active help with transport - for example no advice that we should reserve space in a particular parking lot prior to taking the water taxi.

The room was a little bit on the tight side. Maybe the furniture was rather bulky so that was a factor. I would say that there were no coffee and tea making facilities in the room which is a bit strange.

The hotel is in a fabulous location and is beautiful. The balcony and the view from the room was stunning.

Electrics a bit antiquated. No standard hospitality tray(but provided on request)

The hotel is pure theatre. From the lobby, to the 007 bar to the roof top bar. Staff great. Room service club sandwich enough for 2. Good air con. And location location location
