The bed was as hard as a rock. A softer mattress or mattress pad would help. I had asked 2 months ahead of time if we could store our bags during the day of check in because we arrived in the morning prior to check-in time. I had been told that would be no problem. When we arrived, the staff person told us we were at the wrong place even though I had a printed confirmation of our booking. She told us to go up four flights of stairs to a different company with a different name, even though our booking clearly said "Colosseo House." After carrying our luggage up multiple flights of stairs and having that B and B also tell us we were in the wrong place, we went back downstairs and tried again with the same person, who only spoke Italian. I was on the verge of tears thinking we had been scammed and the place would not honour our booking when the staff person finally called the owner, who spoke to us over the phone and assured us that our booking would be honoured, that we did indeed have the right location, and that we could store our bags until check in. Perhaps the staff person could check with the owner sooner before turning people away like that and insisting that they were in the wrong place.

The B and B is newly renovated and very clean. The owners seem very attentive and clearly care about the success of their business. The location is pretty good--about a 10 minute walk to the colosseum. The building felt safe and secure.

The only incentive we had was noise from the traffic as apartments are on the first floor( technically the second floor above the ground floor), facing the main road to Colosseum ( we could see Colosseum from the open window) and the road has traffic all night long with pretty much just a few quieter hours earlier morning. But if you don’t mind the noise factor- everything else was just perfect and I gave them 10 put of 10 because they do everything in their power to make the stay pleasant .

Location is excellent, just a few minutes walk from Colosseum and other major attractions ( Roman Forum, Imperial Hill, Vittorio Emmanuel II, Spanish Steps, Villa Medici, Trevi Fountain) are in walking distance - Via Alexander as you continue on the same road from the hotel. Roma Termini ( main station) is in walking distance too. We only took taxi twice- to Vatican and to airport, everything else was on the foot ( We did take bus 51 at the property to go to the Trevi Fountain, but then walked back from there and it was so easy and pleasant); The supermarket at the corner of the same building and the public transport tickets are available at the other end of the building where the buses stop, from cafe on the corner; lots of dining options in that area. The apartment opened just a few months ago and is stylish and new, has pretty much everything you might need for s short stay; bed is big and comfortable, bathroom is large. Everything is in immaculate condition and well designed. The host and staff are very polite and friendly. We felt looked after as Andrea was responding all our questions and sorting everything we needed immediately. Couldn’t wish for a better service.

One recommendation would be about trash, there was recycling boxes for three types, but not for paper and non-recycle, we got confused. It may be better to put a trash can in the room since the one in the bathroom is small. Or they can pick up trash every day.

Spotlessly clean, brand new furnishings and excellent communication. We received some freebies in the fridge which were a nice welcome. Drinking water was available from the kitchen as well as fruit and facilities for cooking/preparing food should we have needed it. The accommodation felt very secure and we were able to leave our bags on departure day. There is a shop and a cafe almost immediately outside the building which was handy. From our room we could see down the street to the Colloseum which was about 5 mins walk away. Overall a perfect stay in an excellent location.

Great location just a few blocks from the Colosseum and tons of restaurants. Easy to find with the address provided. The room was SO CUTE and the entire suite was newly built recently (as of May 2024). Very spacious, clean, and a fridge stocked with drinks and snacks (included)! Easy access to suite with key card. Quality air conditioning unit. Still and sparkling water on tap!! The host was incredibly kind and assisted me with check in around 01:00 after our flights and trains delayed our arrival significantly.

Couldn't ask for more, every detail was great!!!

We travelled in Italy for three weeks, Colosseo House was a memorable stop of us. Right from the start the host, Andre, reached out to open communication and support our journey to the accommodations. We had gotten off a long plane ride and in a new city, we were extremely grateful they offered some space to keep our luggage as we were early. The rooms are extremely tastefully designed, bright, simple, and very very clean (possibly the cleaniest I have ever experienced in all our travels). The common kitchen was very thoughtfully designed as well, very well kept kitchen, natural and carbonated water, jar of chocolate, and a fresh bowl of fruit. In our rooms, the fridge had some cold drinks and snacks that were complimentary. It was so many small wonderful but very thoughtful things that made me think, this host really understands hospitality and customer service. When you are away from home, its had to feel comfortable sometimes, but we could not have asked for a better first experience in Italy. After long day of walking all over Rome, we looked forward to getting to our rooms and felt at ease and comfortable to get rest and recharge. Thanks so much Andre and your staff for high standards and a wonderful experience to our visit to Rome!!!

The host Andre met us at the hotel which made check in simple. He was quick to respond to all our questions and provided a good recommendation for a restaurant close by. unfortunately it was full. I would recommend booking any good restaurant in Rome ahead of time. There were small touches that made this accommodation exceptional such as bottled water and small treats upon our arrival. A nice and clean shared kitchen to heat up or have a simple meal. Filtered with still and sparkling water a nice touch. The prices for accommodation in Rome in a good location are higher. Sound proofing overall. The street noise is tolerable, but the noise from other rooms , especially from baths running water, showers etc, is quite distracting.

Good size room, very comfortable bed, well equiped and spacious bathroom. There is also a nice shared kitchen area, well equipped and well furnished.

The only improvement could be blackout curtains and soundproof windows as you can hear some noise from the street but not as loud when outside window shutters are closed.

Everything was perfect, location very good, close to Colosseum, easy access to public transport. The host paid attention to details such as slippers,coffee, water and Coca Cola in fridge which was really nice and unexpected ❤️

The location is simply perfect - just few steps from Colosseo, Forum Romanum and walking distance to other key Rome highlights. Connectivity with trams and buses to reach more distant locations - just passing the road and you jump on the tram :-) Plenty of restaurants nearby. Just 20 meters is located small and simple, but great caffeteria Ciuri Ciuri with Kimbo coffee - amazingly good (freshly baked croissants and other bakery were also available). Located in an old residential building from end of 19 century with impressive entrance hall. Room was simple but newly built and equipped. King size (double) bed. Everything clean. Moreover, the offer was not limited to Nespresso coffe maker only, but also drinks, fresh fruits, and chocolates. All for free.
