The toilet had problems with constant dripping and inabilty to flush well.

The view was spectacular, bed and all apartment facilities amazing. Only issue we encountered was the toilet constantly flushing and hard to flush. Everything else was nothing short of amazing.

the only downside for being an apartment complex is that you can hear noises from the neighbours. We were unlucky to have a family with 3 kids above us, who made quite a lot of noise. Nevertheless, the place is charming and I still recommend it

The overall experience at this accomodation was good. The place is organized as a complex of apartments, with parking, tennis court and swimming pool. Take into account that they are not very close to each other, as you will need to make a bit of walking from one to another. The appartment was very spacious and fully equipped. It even has a dishwasher! The washing machines (for clothes) are not in the appartment though, they're in a common room where the guests can use for free. It's an ideal place if you visit there for a longer time with your family. The terrace is not private, it is shared with other apartments. However, the view over the Tuscan landscape is gorgeous. The pool was large and clean, also the tennis court was well maintained. They could get some new tennis balls though :)

This is our second stay in this magical place. It's hard to describe but this place is very positive where very positive people live and work. Great apartment with a panoramic view, clean, all necessary things in the kitchen, including wine glasses and an opener :). The pool is just divine, big and cleaned daily. 20 meters from the apartment there is a great osteria - in the evening tourists from all over the area come, which means something. We recommend a great medium rare tenderloin. And finally, the icing on the cake - Martina, the person who manages this facility - very responsible, always available and very helpful. Martina thanks for everything, where can I apply for a raise for you :) :) :)? We maintain our recommendation - this is the best place in Tuscany. We hope to see you next year.

The only thing I could imagine could be better would be softer blankets on the beds and some basic staples in the kitchen cabinet like salt, pepper, and oil available.

Surrounded by olive groves, flowers and vineyards, the view from our window was one of the most beautiful of our 12 days of traveling through Italy. The accommodations were spacious, clean, well equipped, and felt like home. The grounds provided a safe and relaxing place for my kids to explore the beauty of Tuscany. The swimming area was lovely. The restaurant nearby was quaint and delicious. Martina, the host, was beyond accommodating. This villa was a welcome respite from the busy cities and tourist areas we visited. If you're seeking the small town feel of Italy, this is a great base for exploring the nearby attractions of Tuscany.

My wife and I stayed at this quaint Agriturismo for a few days as a rest on our 3 week trip in Italy. The location has a beautiful view of the surrounding valley and we were amazed by the immaculate swimming pool. The room was clean and very comfortable as well. Recommend to families and couples who want to get away from the big tourist destinations for some R&R!

We are very happy about our stay in San Vivaldo. Martina was a great host. It was very nice. The terrasse had a great view and the pool was cool to chill. The location is perfect for visiting Florenz, Siena, Volterra and San Gimignano. Also the nearby Osteria was perfect for doing some groceries and to dine in the evening

Great location - halfway through Firenze and Sienia. Great service - thank you Martina for everything! In addition, a well-equipped kitchen, barbecue available, ping-pong table, laundry, dryers in all rooms, and a great terrace (fantastic view) for eating meals.

The apartment was big clean and had all the facilitations you needed. On the property there are enough (private) places where you can enjoy the stunning view. The tennis court is perfect and the swimming pool is big including toilets and changing room. Martina is a great host ! The location is as perfec, you are near San giglimano or volterra / beach Pisa mountainbiking, wine tasting .. etc

We would have liked to have a balcony, as some of the appartments had. If We wanted to eat outside We should Walk Down from the second floor out on the street and around the house to come to the shared outdoor area!

We liked the very beautyful view from the terrasse. The swimming pool was big and clean. The appartment Was suitable for us and had what we needed. The surroundings were wonderful and the place is a good place, when you want to experience Toscany. Martina helped us finding places to taste wine, and told us where we could go to see the EM soccer final. She was always very helpful.

The view is stunning, but to get to the terrace you need to walk down a flight of stairs and walk to the back side of the building, which is not very convenient. The pool is a 5 min walk, we didnt realize that when booking.

the appartment has everything it needs, eventhough its all quite old and a bit basic, but I feel that is aso reflected in the price. The host is amazing & super kind.

We have a small child (4,5y) and therefore we specifically looked for locations with a pool and an outdoor space to dine. On Booking 'outdoor space' is mentioned, but it's quite a joke, you have a table in the common area which is not easy accessible at all: we were on the second floor (no elevator), had to walk along the road on a very narrow sidewalk all the way to that common area. Imagine, with your plates, food and a 4-year old. What a joke. We practically felt lied to. The pool is outdated, and also we had the feeling it was open to more than just the people who rented an appartment. You have to be very creative to get the view shown on the photos on Booking. Moreover, the pool is on a 10 min walk from the building and at the end you have to take quite some steps. Also, the mattress of the bed was really bad.

The appartment was outdated but clean, the staff was friendly. The price was also ok, but given all the disadvantages we happily upgraded to another accomodation which we arranged ourselves.
