Like so many other reviewers' comments, this is an exceptional property. From the initial booking, Elisa was in contact with us. As a marvelous hostess, she met us at the water bus when we arrived (literally steps from the front door) and escorted us to the correct water bus when we left Venice. She provides maps and spent time with recommendations and explanations for every venue you can imagine. The apartment is very roomy, comfortable and modern--a smart blend of contemporary and classic. The bathroom is an impressive size for Europe. We came to love the Cannaregio area--the crowds are thinner, the pace is slower, it's quiet and we felt safe all the time. We also loved the boats and the views of the lagoon out the windows. Casa Fondamente Nuove is a wonderful choice!

The location must be the best in the whole of Venice! We were mesmerised by the waves right outside our window, the boats going to and fro, and the ease to walk down the little calli to anywhere we wished to see. The beautiful apartment itself is fit for an interior magazine - so thoughtfully designed and perfectly organised for a short or long vacation. Elisa is the ultimate Venetian host, who hugely helped our stay with tips and recommendations, and went above and beyond in meeting us as we arrived and departed. If you are looking to stay in Venice, this is where you need to be! Complimenti Elisa! Grazie mille.

A pair of sun-blocking blinds in the living room would be ideal for the guest sleeping in the sofa bed.

Just about everything. We were particularly impressed by the personal care provided by the hostess Elisa. She not only greeted us at the dock on our arrival but also spent 30 minutes early in the morning to make sure we could board our Alilaguna boat to the airport when we were leaving. Ely was the most wonderful host and her apartment was absolutely fantastic. She met us where the water taxi dropped us off, walked us to our apartment, gave us a tour, provided a detailed information booklet in English about the apartment features, a map of the city and recommendations for restaurants, grocery, and banks. We were so impressed by the large bedroom with the most comfortable bed. Ely had all the essentials available for us right to chilling a bottle of champagne for us prior to arrival. Venice was such a spectacular city, a must see and do for anyone exploring Europe. The apartment, our host and the city of Venice was everything we could have ever dreamed and more :)

The apartment was comfortable and very clean and organized. It was right by motorboat stop for Fondamente Nove. The land lady, Elise, was exceptional. She showed the unit and how everything worked. Then she provided information about how to visit Venice! She was a world of information! Truly lovely!!!

The place met all of our needs. No complains.

A nice, clean, very well stocked apartment in a not so busy part of town in Cannaregio. Enjoyed the easy access to all water taxis and to Alilaguna transportation from the Venice airport. Easy reach (15-20 mins walking) to Rialto Bridge, Piazza San Marco, etc. Plenty of good shopping and local restaurants close by. You won't miss too much of home when you are staying here ! Lastly, Elisa, the owner, was a very gracious and kind host who was always there for us to help with all of our needs, be it questions on local hang-outs and tickets to local attractions or transportation. She met us at the pier on our arrival and walked us to the pier on our departure.

The Apartment was authentically Venetian, spotless inside with a fully fitted kitchen and a washing machine. The location was quiet with a beautiful view of the Veneta Laguna, endless boats on the water with a beautiful sun rise and sunset. The islands of Murano and San Michele were also in view, just breathtaking. It was my first time in Venice and I am a vegan. So Elisa was exceptional, giving me details of vegan cafes and restaurants for me & my friend, which were amazing. She also met us at the boat station to take us to the apartment, and her husband kindly met us before we left to help with our luggage to catch the boat for the airport. I loved Venice and we did walk everywhere following advice from Elisa, had plenty of drinks and lunches at various cafes down the side streets and one cafe wouldn’t let us pay for our Venetian spritz drinks only a coffee because they had a water problem which we hadn’t noticed sitting outside, so kind.

Such a lovely property. This is my second time in Venice, and the first time I stayed on the Grand Canal and had a room with a view. It was wonderful, and I didn't think it could get any better, but I was wrong. At Casa Fondamente Nuove, the views and location are incredible! You can look out of either of the two large windows at any given time and be rewarded with an incredible scene. During the days the boats and water taxis are running up and down the waterway (not noisy); and then in the evening, you get to witness a beautiful sunset. Through the night, it is almost surreal opening up the window and just looking into the night at the docked boats, the water, and the distant lights of San Michele and listening to, well, nothing except the water lapping. There are quite a few wonderful cafes and restaurants along the water way with outdoor seating and delicious drinks and food. It is super safe walking in the evenings. We walked to the apartment from Venezia Santa Lucia train station. Easy walk for me. I am 60 and carry a backpack. My friend is a bit older and had a roller bag. Going up and down the bridges crossing the canals was a bit difficult for her, so we took the water ferry back. The ferry station to the Venezia Santa Lucia Train Station is out the door and a few steps down the water way. All the other usual sites were easy for us to walk to; but you could easily hop on the water taxi if you didn't want to walk. I would love to return and am thinking of rebooking as I type!

I have nothing but good things to say about this apartment. First, it was in an awesome location. Far enough away from the tourists, but only a 10 min walk from St Mark’s Square, and only a 2 min walk from the Fondamente Nove waterbus stop-very helpful to and from airport as well as taking the waterbus to see Murano & Burano, which is a must see if you have the time. The apartment was right on the canal so you have great views as well. Amazing amazing location. Elisa, our host, was also extremely helpful with a binder full of advise on what to eat, see, etc. She picked us up right from the ferry station to take us to our apartment and even walked us at 6am to see us off! This apartment was extremely well equipped with AC, a coffee maker, stove, dishwasher, as well as even a washing machine!

The apartment was beautiful. It was clean and had a great view from the windows. Great location too. We took a boat from the airport and the apartment was just in front of the boat stop. Elisa met us at the stop. We'd like to thank Elisa letting us stay at her beautiful apartment.

This 1st floor apartment (considered second floor by Americans) is beautiful and spacious. The kitchen has everything you need and the air conditioner works great and the beds are very comfortable. We are a family of four with two children, and we were very comfortable. The apartment is in the quiet Canneregio neighborhood and right across from the ferry. 20-30 minute walk to the San Marco and Rialto areas. The water boat to Murano is right outside the apartment, as is the line to the airport and train station. Despite the proximity to the water boat station the apartment is totally soundproof. The views from the apartment window were gorgeous. Elisa was a lovely hostess who met us at the water boat station and provided us with very helpful information about the apartment as well as the city. We would absolutely stay here again!

What didn't we like? It is hard to find much. The sofa bed was a bit saggy, so while our 10 year old seemed to be comfortable on it, adults might not have been. We had a bit of trouble operating the air conditioner, but I'd say that was mainly our fault.

The location was excellent for exploring Venice without feeling like we were in the middle of the crowds. The vaporetto was very close, with a grocery and some reasonable restaurants nearby. We had a beautiful view of the lagoon and San Michele cemetery out of the windows. The apartment itself was well-furnished, comfortable, and seemed secure. The owner provided a pretty comprehensive booklet of instructions and suggestions, and was very friendly and helpful when she met us at the vaporetto stop.

One of the best accommodation experiences we have had. Elisa was extremely welcoming and helpful and has put a lot of time and love into preparing for guests. The views were beautiful and location perfect. Would only stay here if we came back.

We loved everything! Excellent communication with Elisa before arrival and lots of great information when we arrived. The apartment is located in a quieter neighborhood which we really enjoyed, and an easy walk to everything in Venice. It was one of the nicest places we stayed during our 6 week trip, and great for a short or long stay. Took a day trip to Burano island and the boat dock is steps from the apartment. I over research places to stay, and can honestly say this apartment is a great value all around - so stop looking and book it! :)

Mostly, the location. It was very close to the water taxi’s to the airport and islands. And it was just beyond the heavily populated touristy areas. It was very quiet and overlooked the water.

Nothing, everything was very good.

The location was wonderful as it is very convenient to the water taxis to the train station, airport or the islands of Murano and Burano, but also very convenient to walk to all the sites including San Marco Square. Elisa and her husband were excellent and have thought of everything to make your stay in Venice wonderful. The apartment has a view of the lagoon from the living room windows, so there is something to always see. Meticulous care was put into renovating this building from around 1761. Due to the great windows the apartment is very quiet, even though Venice isn’t very noisy anyway due to there being no vehicles or roads. Do not hesitate to stay at either the 1 or 2 bedroom apartments that are offered at Casa Fondamente.

Owner met us at boat taxi. Place was 50 feet away. Apt was large and comfy. Owner explained everything to us and had a book with map which helped to find restaurants grocery stores etc.
