The reception was mostly unmanned, though luckily that wasn't an issue for us as the owners were there when we arrived and told us everything we needed to know. We carried keys to the building and room around Venice with us.

Lovely homely place, in an old Venetian building alongside the Santa Maria Formosa canal in the centre of Castello, right by Palazzo Grimaldi - perfect location to walk around Venice. Family-run, which was great as the owners (Giada and Andrea and their mum) were kind and helpful, full of tips and suggestions. Very clean, beds and shower were good and the breakfast was good value with some local delicacies, though not a wide selection. Our daughter loved meeting Chip the dog too.

I think the price is too high: allthough our stay was in a dead-end street, the akoustics made in a noisy place. Furthermore the cupboard doors and drawers did not close and there was no glass or cup. It made a rather shabby impression for a 4 star hotel.

The Hotel is right in the Centre of the city between San Marco and Fondamente Nove. This makes in the right place for exploring the city

We loved this hotel, our only thing was we would have liked mugs in the room instead of the small tea cups provided, but that just us.

The location was very central. Close to Rialto Bridge and San Marco Square. Lots of restaurants and shops close by. Great place and staff were super helpful.

3rd floor room with no lift. Thin walls. Breakfast wasn’t very good, and we were charged inconsistently. At first, we were told kids eat free. Then they were half off. Then they were full price. Felt like a bait and switch.

Small and a bit dirty with the smoking neighbours nearby not really adding to the atmosphere. Breakfast is only available when it suits them; make sure you are fit enough to climb all those stairs with your luggage!

Friendly staff, good location, interesting decor and a lot of character, with a bit of space outside the room with tables and chairs that allowed us to breathe a little bit outside our cramped quarters :) Periodic gondola singers below our window added to the ambiance!

Perfect location, very big and comfortable bed, spacious room. Nice interior with modest yet stylish design. The hosts were very welcoming with big genuine smiles every day, which is a huge plus.

I mean, yes, I have disabilities so the lift would have been perfect. It was very difficult with my asthma but other than that everything was great.

The location was great. Giada was super super friendly. I was surprised and delighted to find a pleasant note on my arrival, apologising for the misunderstanding with regards to 3rd floor rooms with no lift. She had left me a wonderful panettone! I was sooo appreciative and it was delicious! Not sure if my mum is going to get any of it! Lol Staff at breakfast were also very helpful and polite. Giada also went out of her way to find us a possible gondola/boat ride to watch the New Year's Eve fireworks. I love this exceptional customer service. It makes me happy and makes me want to return. Despite no lift! Haha Thank you again. 😁

The staff were really wonderful and super kind and helpful. In the beginning they provided us with a map of the city and various suggestions regarding the places to visit. The rooms were comfortable and clean. Also at the end of the stay after checkout, they helped us with holding the luggage for a few hours before our departure.

Mold in the bathroom was the only negative, but it's also pretty hard to keep it out of these old buildings in such a humid environment. If we came to Venice again, we'd get something slightly nicer for the same price a little further from everything. Venice must be the most walkable city on Earth, so you don't have to be in the heart of everything!

The room was very hot we couldn’t sleep at night, when we complained to the owner he said it will take three hours to cool down. He was rude and even sarcastic about the temperature outside, we were offered a fan but it was never delivered. The room was full of bugs.

The property is beautiful, the room spacious and clean. The restaurant and food exceptional.
