Our room was at the very top of the building and the stairs were plentiful, especially with luggage. We planned our in and out time to minimize the climb. I recently had my hip replaced so it was more of an issue for me.

Location was excellent…room was spacious and we had a view terrace. The breakfast was delivered to our room each morning and was wonderful. The Rialto vaparetto stop is a short distance from the hotel.

Lots of stairs to the apartment (76 in the hallway + more within the apartment (top floor/ terrace apartment) but expected with the Venice building design. We were travelling with our 18 month old so found the multi level apartment with open stairs and no barriers difficult but we made it work (supervision required).

Great location in the centre of Venice. Easy walk to top landmarks and lots of restaurants in the area. Great view from the terrace. Breakfast included was great and so well thought out. Staff were thoughtful in asking if we would like something changed on it for our second morning.

I didnt like the breakfast and the staff member that was in the morning, for breakfast there were only bread and nutella and some jam, but no joghurt, no milk, no cheese, no meat, very very poor breakfast.

Good place, near rialto and dan marco, everything was very clean, not hot, lady that met us was wery friendly.

It was a bit noisy but that was the guests’ problem. The only real inconvenience was the mosquitoes that ruined all our nights. Maybe a window coverage for mosquitoes would be needed.

Really close to the center, 5’ from the main square. In Venice it’s necessary to stay near the center in order to get the most out of the city. It was clean, comfortable.

There was cooking stand in the kitchen, but it did not have frying pans, pans, and other kitchen utensils, and the sofa bed was not comfortable

Two things: 1. It was difficult to find. We were looking for a kind of hotel, but this is more like an airbnb, you will literally see a black door with the sign and the lock box to get the key (see picture). The name in the door is not quite the same. I didn’t have internet so I didn’t see the message the owner sent me with the code to open the door. 2. The smell from the canal, but this is normal in Venice. Sometimes we felt the smell, and other time it was okay.

What we loved from this place was the location, walking distance from everything and beautiful view! Nice Breakfast, simple, but good. Delicious coffee!!! The owner/administrator was really nice and attentive. Last day he brought our breakfast early, before we check out. This is not a Hotel, it’s a Bed & Breakfast and self check in.

I tend to read a bit in my travel so it will be nice if the lights in the room can be a little brighter.

Excellent location- near to water bus pier and St Marc Sq. Hidden in an alley with many shops and restaurants nearby. Owner/staff very attentive and gave us lots of privacy.

There were no Kleenexes in the room and only a few bath towels. Also no mini fridge and only one very small garbage.

Address on advert is wrong, after scrolling through lots of reviews and starting to panic, another guest had left the correct address 4991 calle delle acque will get you there, green door! A kettle rather than coffee machine would have been better.

Room was clean and comfy, breakfast is brought to your room which is a lovely little touch. Located centrally but use Google maps to find absolutely anything in Venice! Host was very helpful and friendly-he even brought us tea rather than coffee as we don't like coffee! Breakfast was tasty and varied.
