The location was quiet and away from all the crowds. The bus stop was just a few meters from the hotel and restaurants and small supermarkets were close by. The views were amazing and the hotel was beautiful and spotlessly clean. Breakfast was very plentiful and delicious.

Located in the quieter part of Santorini which was wonderful. We visited Fira and Oia using the efficient bus service. Both Fira and Oia were overcrowded and busy. So pleased to stay at Kokkinos Villa. Superb accommodation, great views and relaxing. The reception staff are lovely and willing to offer helpful advice. Highly recommend this place.

We stayed in this hotel for our honeymoon. It was the perfect place to escape and relax. The hotel was lovely and the staff where very friendly. The breakfast and views are just amazing. There are lovely restaurants for dinner only a 5 min walk away.

We had the double room, we were travelling with our son. Good solution for families with 1 or 2 kids. But don't forget, no jacuzzi on that case. But the space outside is less exposed to sun and to the other guests - what is good, in my opinion. The rooms with jacuzzi outside are great, but too exposed to the upper level guests. Maybe not so funny for who select it. Maybe a protection with a smoked glass close to the stairs to the upper level rooms could help , since some stairs pass close to the jacuzzi on the lower level. Regarding the accommodation, the only 2 points are related to: - the mattress because it has a slit hole in the middle and was not so helpful for resting - with the fridge that was left at level 7 meaning that was not stopping for the entire night, and for our kid that had the bed on the same global space was not helping to get to sleep. We managed on the 2nd night, putting it on the right level for cooling down and keeping less noise. A recommendation for the future for the owners: we were leaving the apartment at 4am, of course no breakfast on that day for us, but could be a good way to have a small box for each one of the guests, with goods that can be from previous day, like butter/chocolate, some sliced bread, milk in packaging , yogurts. So my recommendation for future guests, if you are leaving quite earlier to pick the plain to Athens that is at 6am, don't forget to pick something from the grocery upstairs on the main road on the last night.

Amazing view, amazing staff (thank you, Kelly, for all your support) , the solutions provided were very good including the taxi at 4:45 am for going to the airport - and Kelly was right, 4:45 am is more then enough to get to the airport - the airport is small and the 6am flight is the 1st one so not so crowded. For visiting the island at the 1st moment we were thinking of having a bus, but it's a nightmare - avoid if you can. Soooo we followed Kelly's recommendations and asked her to rent a car - the car was there in the next morning without failing, and we had amazing trips visiting Santorini - to return it, we just managed with the rental company how to do it and left the keys on the reception on the previous night since we were leaving at 4:45 am. The breakfast is really nice - my recommendation is that you think what to have as a global breakfast. We understood incorrectly the list - was not for the possibilities of having as breakfast but for everything that will be coming to the table - so instead of asking for it with a X as us, just put a number of how many you want of each or will be coming just 1 for instance for expresso but we managed anyway to have a great breakfast everyday. Regarding the place, everything was managed very well and the cleaning team worked nicely.

Everything! The room with jacuzzi is fantastic. The View on the caldera is stunning. The swimming pool is also overlooking the caldera and is beautiful The staff is so friendly , breakfast is really good . Very close to various beaches and 20 minutes away from Fira .

The Room & the View was breathtaking!.. you don’t need to be in Fira or Oia to enjoy this amazing view. The mornings were amazing & were to live for. The private pools were all booked and yet we can boast of the beautiful view. Try getting 116 ;). The Staff was super helpful & even layed out the breakfast earlier than call time on the day of the departure. The distance might feel off from the city centre Fira, but the drive is pleasant and 15 minutes each way. It is advisable to get a rent a car ( Car4u) to help with this trip as it increases flexibility.

Everything was great but just keep in mind the villas is 20 to 30 minutes drive from Fira down town.

The villas has the best view overall. Easy access to local village restaurants and minimarket, perfect for visitors who like to avoid from crowding area. Very friendly staffs. Quick drive to sunset view.

There was some miscommunication before our arrival and they didn't keep in touch like the other places, so I wasn't sure if I had a ride at the port. I had to call them. The breakfast was good, but you pre-set it the first day. I prefer the buffet style with flexibility.

The room was the best I have ever seen, and for a reasonable price: divided in two, one with a queen size bed, and the other with a single and another queen after a few stairs. The bathroom was clean and beautiful. The view of the caldera right from the room was out of this world. Besides, the room included a large patio. The facilities included a large patio area, an excellent swimming pool, and some rooms had jacuzzi's. The staff there was helpful and reccommended a half-day katamaran cruise which we loved.

The hotel is amazing and the room was perfect and what a great view! The staff are incredibly friendly and welcoming. They were more than happy to answer any questions, and gave us a good idea on places to visit, where to eat and information on the bus and how easy it is to get around and how to get back. We liked that you could check off what you’d like for breakfast the following morning and what time. The breakfast was delicious and always on time as per request. It was truly such a beautiful atmosphere with great people.

If you're looking to enjoy Santorini in a retreat far from noise and the large number of tourists, this is the right place. This hotel provides you with the best views of the island of Santorini and the vulcano! Just downstairs from the hotel, you can enjoy the beautiful Caldera beach. The staff is so nice and ready to help you with anything you might need. The hotel is close by car or bus from Fira, Perissa, old Akrotiri village, restaurant, market and bus stop is right there.

Some of the Hotel staff does not speak English so it's a bit difficult to communicate. In any case, the staff is extremely helpful and you always find a way to make yourself understood.

Very nice room, with great sea view, spacious and clean. Few minutes from the Akrotiri village by walk and few minutes from the Caldera beach by walk.

The only fault which is not really a fault is the fact that it’s on a hill and not close to an easily accessible beach. I’d return to Kokkinos for sure and thoroughly recommend it to anyone who lives fabulous view on the sea, sunsets and a quieter life away from mass tourism
