Nothing really, we were very happy.

Very comfortable apartment across the river from the caves. The bed was very comfortable and the shower was hot. The owners were lovely and the dinner that we had, cooked over an open fire, with local wine was both delicious and excellent value. Whilst the room was not huge, there was a great terrace outside where we could relax and where our dinner was served. Highly recommended.

Clean hotel, good views, we can see cave monastery on the big platform just in front of the room. It takes about 20 minutes to get there by walk.

The beds were a bit uncomfortable, I could feel the springs from the mattrace pressing against my back.

The location is excellent, with a direct view over Vardzia from the terrace.

The location was great, quiet, with lovely views of the valley and the caves. We opted to eat dinner there too and have a lovely and very filling meal of fish.

We didn't spend much time in the room but it's a comfortable walking distance from Vardzia cave town (I think it took us about 20 minutes) with a fantastic view of it from the balcony which is reason enough to pick this guesthouse over the other limited options in the area. Standard Georgian breakfast and I think probably one of the better ones we had during our trip. I don't think the owners have much English but are very friendly and accommodating so it didn't really matter. Nothing to do with the hotel but it's worth knowing that if you're arriving by marshrutka, it will stop and let you out at the driveway if you let them know you're staying here- our van's driver even organised to pick us up again at 9.30 the next morning which made getting in and out of the area quite straightforward.

The location across the valley from the cave complex is magnificent. The dinner of fresh trout from on site and other food and local wine could hardly be bettered. But above all the friendliness of the family who run this small hotel was the real bonus. Their information opened doors for our walks in the region so we saw more than we expected we could.

Beautiful location, you can see the caves from the terrace which was amazing. There is a beautiful garden to sit outside and we had a lovely dinner with very fresh fish from the pond, very tasty! Would recommend staying here:)

Absolutely lovely place with spectacular views of Vardzia caves! Walking distance to the caves, just 15/20 minutes down the road. The friendly owners prepared a fantastic dinner for us with grilled trout from the river, breakfast was also delicious (the plum jam!). There are a few restaurant options nearby, too (5 min to the Resort or halfway down the road to the caves). Stayed two nights in a room with a terrace (which is shared by three rooms) and loved sitting outside, soaking up the views. The room was basic as expected but comfortable. Clean, well-equipped with hairdryer and soap etc, good Wifi. Can only recommend!

Our "triple" room was in fact a double room with a cot added, so there wasn't much room to move around, and the cot was not as comfortable as the regular beds. As we often experienced in Georgia, there was a slight swampy odor in the bathroom, even though it was very clean--probably something about the way the drainage plumbing is configured.

Great location, beautiful view of Vardzia cave city. Exquisite food. Warm, friendly staff. Clean rooms in well-built new construction. Our large group took up one floor, so we had a nice, large balcony area to ourselves.

Unfortunately, during Summer, there is a bad insect problem in this area. Small bugs that come through the fly screens, or improperly fitted fly screens. It would have been good if they warned us about this. Unfortunately, without ACs in the rooms, they get a bit hot with the windows closed.

Beautiful view of the valley from the terrace. Rooms are pretty good. Nice welcoming people. BBQ fish dinner available on request.

The owners had issues with us not putting children on our reservation, which was by mistake, although did not change the price, so we did not understand the problem. They charged us more than in the reservation, due to the kids, although they stayed in our beds and we got breakfast only for the adults.

The rooms were very clean, and they have a nice view on Vardzia. The terraces are joint for a couple of rooms, the hotel was full, but it gave a nice socializing vibe. The breakfast was ok. Overall great value for money.

The terrace with the view, possible to order a dinner, which is really tasteful. Fast wifi, Akaki and Tamara were great helpers and hosts, they can arrange you a driver -Zaza -which will drive you to the Akhaltsikhe.))

Not a negative for the property but for backpacker types that rely on public local transportation and goods and services within walking distance be aware that this is a rural area and if you don't have your own car it can be an issue as the nearest grocer is 3 miles away and the entrance to the caves is about a mile and a half.

Property is set up on a hill with a direct view of Vardzia caves and the entire valley below from the terrace. Staff very friendlyl and helped with coordinating local travel and services. Everything is modern and in working condition and very clean.
