The Swallows was a perfect choice for our stay in Exmouth. It was conveniently located to the beach and lots of restaurants . Breakfast was very good plus there were lots of choices. Ian was a wonderful host who was extremely helpful and accommodating . The room was very clean and comfortable and well appointed. I can thoroughly recommend staying at the Swallows when in Exmouth.

First of all the best hosts, so friendly and welcoming. B&B lovely and homely. Immaculate and tastefully decorated. Gorgeous grounds. Great room with plentiful toiletries and tea, coffee biscuits etc. Bonus of an extra room with sofa, tv and fridge in it. Never had this before! Price of stay included breakfast each morning. So much choice of continental style and full freshly cooked breakfast. We had a parking space too, which although very tight to get into was a handy addition. Location to centre and seafront within walking distance.

Nothing really. The only reason for 9 instead of 10 is that the hot water takes a long time to come through which worried me due to waste. But I had been alerted to that in advance.

I chose The Swallows due to it's proximity to the Pavilion theatre. Breakfast was very good and having my own little sitting room was a real luxury. Also Ian and Tracy's values regarding recycling and reusing towels matched my personal values.

What an absolutely amazing experience staying at Swallow B and B was! The breakfast was outstanding and should be awarded best cooked breakfast in UK, also outstanding selection of cereals, fruits ( fresh and tinned), yogurts ( natural and fruity, jams and preserves, marmite, vegemite. I stayed in spotlessly clean, fully equipped room ( great selections of tea, herbal tea, coffees, cappuccino, hot chocolate, bottle water, sugar, sweetener, milk. Very comfy bed, nice décor. Really enjoyed my stay here, Ian and Tracy made me feel so welcome. I hope to be back in the future. Thank you for fabulous stay.

There was nothing not to like!

The Swallows is a lovely old building and is beautifully furnished. My room was very clean and comfortable with great views over the garden. Ian and Tracey were wonderful hosts and did everything to ensure that my stay was comfortable and pleasant. The food available at breakfast was amazing and wonderfully cooked. I would heartily recommend The Swallows as a great place to stay. There is very limited parking available, but Ian kept a space free for me and guided me through the narrow access point to get to the back of the building.

From the minute we arrived at The Swallows ,both Ian and Tracy could not do enough to make us feel welcome . The bed is comfortable and the room is just the right size for the both of us ,plus the added bonus of the extra room just at the top of the stairs to relax in complete with comfy sofa and TV. Breakfast was excellent and choice of basically everything you could wish for from fruit to the good old English fry up. They are both excellent hosts and the location is just a short walk to town and the seafront.

Parking was difficult

This is a 5star B&B. Everything was perfect. There is a lounge and gardens for guests use. The room had everything one could wish for. Great breakfast and lovely hosts

I was welcomed and looked after from start to finish with nothing to much trouble. King size breakfasts that kept you going all day.Extra lounge space for coming back and relaxing while getting out of the sun for a bit with a cuppa. To be honest I could go on and on I loved my time here.Thanks Ian and Tracy I'll be seeing you again some time.
