The pictures of this property don't do it justice. It is such a beautiful place to stay. Exceptionally clean. Everything is modern and newly decorated. The host was lovely and made us feel so welcome. She even left us some fresh bread, butter and jam on arrival. As a family we prefer to stay in an apartment style place when away. This is by far the nicest that we have stayed in.

The Pelican room is a hidden gem, we chanced upon it by accident when we had to reorganise our plans to visit family because we had to take our 2 dogs which are allowed at the Pelican Room. It’s located in the countryside but within a short driving distance to Norwich city centre and the Norfolk coast. The property itself can only be described as amazing, the hosts have thought of every little detail so much so that it wouldn’t go amiss in the best of home magazines. The deco was beautiful, the kitchen was fully stocked with all the essential equipment. The bathroom was stunning and the bed was so comfortable. I can’t think of enough words to describe this property, it’s just amazing. The host was so friendly and welcoming and left us with fresh bread, butter, ham and milk with a good stock of filter coffee tea and sugar. We will definitely book again when we visit our family xx

There is absolutely nothing not to like

The host that greeted us was lovely, she showed us around and then left us to it. Set off the main road, the property was set in the owners garden accessible via electric gates. Such a lovely clean, warm cosy property. The bed was extremely comfortable and a great shower room. All in all we had an excellent stay. The bread, butter and milk were a lovely touch.

Really good communication before arrival from owner. The owner Caroline met us on arrival and showed us around the property and told us how to contact her if any problems, she also gave suggestions on good places to walk the dog. Lovely welcome pack containing, bread butter, milk and biscuits. Property very comfortable and clean. Great local pub serving good food within walking distance. Property and pub dog friendly.

Everything was lovely and a lot of thought had gone in to the property. One minor issue - I personally would have loved a Mirror close to a Socket but otherwise all beautiful.

Fabulous weekend staying at the Pelican cart lodge. The host was there to greet us which was nice. Fresh brownies for my sons 16th birthday, along with balloons and banners on arrival. Such a lovely, kind thing to do. Looking forward to our next stay. ❤️ Mr & Mrs Froggatt

Everything! Caroline's attention to detail is second to none. I have stayed in many apartments throughout the UK and Channel Islands through my work. This is without doubt one of the best I've had the pleasure to stay in. My advice would be, if it is available, book it! You won't be disappointed. The Property is decorated beautifully is fully equipped and spotless. The host was really accommodating with our needs and left a lovely welcome pack for us when we arrived so we could have some lunch. The weather has been very poor, but the house was lovely and warm and cosy when we arrived. We would wholeheartedly recommend this property for a stay

Everything about this property is first class. Without doubt, the best we have stayed at anywhere in the UK. Clean, comfortable, fully equipped and ideal for any length of stay. Caroline was the perfect host, excellent communication throughout and overall goes out of her way to ensure guests are taken care of. It was a beautiful property, spotlessly clean, beautifully decorated & had everything we could wish for. Caroline was a wonderful host who greeted us on arrival, showed us everything in the property & left some goodies which were very much appreciated. The location in the village was perfect & we enjoyed the short walk to the Black Swan for dinner. It is perfect to explore the many beautiful sights of Norfolk. We definitely hope to return.

Kitchen area lacked a few basic items such as: selection of oven trays, scouring pad to wash pots, decent tea towel, no clock on the wall anywhere. Outside the bedroom window is the family garden which has kids (very well behaved) but slightly took away from privacy within the bedroom. Not many places for two people to put clothes etc on a longer stay.

Very high standard of interior decoration in this recently renovated outhouse, very stylishly done. Great communication from owners who live on site, very friendly and very accommodating. Television loaded with Netflix and such things, simply sign in and away you go. Good WiFi. Excellent location and east access into Norwich centre, with local amenities very close to property. Good selection of complimentary food items such as fresh bread and milk, butter etc. Amazing large bathroom, with great shower and complimentary shower gels etc.

The Pelican room is perfect in every way. It’s beautifully furnished and decorated and is ideally located close to Norwich and the Norfolk coast. Caroline is a fantastic host. The village of Horsham Saint Faith is lovely and has a great dog friendly pub which serves delicious food. I just wish we had booked a longer stay.

The lodge was absolutely beautifully decorated & was very clean & comfortable with everything that we needed .Situated in a pretty village , only 5 minutes walk to the pub . We couldn’t have asked for more .

The property was beautifully presented and clean, it smelt amazing when we walked in and had everything we could possibly need for our stay. We were able to bring our dog with us and we were given access to the owners huge garden to let her stretch her legs and do what dogs need to do.

The only thing which took some getting use to was the duvet itself. Rather thick, certainly not a complaint, just a personal preference of what we are use to at home.

Caroline the host was Superb !!! We celebrated my partners birthday and she created a fantastic balloon display on arrival. Bottle of bubbly, fresh bread, butter, jam and milk. The lodge smelt wonderful as you walked through the door and looked so homely and fresh. Loved the interior!!! Bed was comfortable and everything easy to work and find. Caroline was very kind to share their main garden for our 2 furry friends for leg stretch and toiletry. Lovely village local to the Broads and Norwich. Loved our stay and will return.
