The front door is damaged and is difficult to close properly, meaning that other guests often just left the front door wide open. Window lock was also broken meaning it couldn't be closed properly.

Wifi was good, TV in room worked, shower was hot and the bed was comfy. Staff were quick to respond when contacted. Parking out front on street was always available.

Maintenance not up to scratch, cupboards in kitchen need fixing.Avoiid staying in the ground floor front room right on the street. Blockout blinds needed as the street lights shone through the vertical blind gaps on the (very small) bed. Noisy people walking past all hours of the night keeping us awake. Other guests arrived home both nights at 2am. Very small room. Didn't feel safe in the area.

Our check in time was around 3 or 4 oclock arrived at property 4.30 wrong code given for access phoned owner gave us the right code & told us the cleaner was running late & our room would be ready in an hour nobody came so another 2 or 3 phone calls to the owner he kept saying someone was on there way 🙈the owner turned up at 7.15 apologised & changed the bedding we eventually got into our room at 8 o'clock. Got up on Saturday morning to make a cup of tea only to discover the kitchen ceiling had collapsed with dirt ,rubble &water all over the floor and units husband phoned owner to let him know it was dangerous & we couldn't go in the kitchen he said someone would come to fix it phoned owner again at 6 o'clock to be told they where on there way to fix it needless to say nobody had appeared by the time we checked out on the Sunday morning 😡 so we had no kitchen facilities at all while we were there. The whole house could do with a revamp very minimal & basic. Would take me forever to write all the other minor things but I won't even bother

The room is pretty small and needs to be ventilated. The building is old so you can hear everything when other people walk in or speak. However, everything "not that great" was acceptable according to the fair price.

Very fair priced. Good communication, friendly and helpful owner. The communal kitchen and living room are very spacious.

Unfortunately this week the noise from outside was worse. It’s a 20mph road but was like Brands Hatch till about 9.30pm and almost as busy as a main road. Apart from that I would have stayed again.

Second week staying in the same room. Everything was clean as the week before. Facilities are good in the shared kitchen should you choose to use it. I stored some food in the fridge. Owner is very nice and helpful. I always managed to park outside. Good choice of tv channels. WiFi worked in my room.

Check in, we were told we could check in at 1pm but were unable to and kept having to phone to see what was going on. I travelled a long way and had to wait in the car.

The location. The street is absolutely awful. I was approached twice by people asking for money and did I have a light? Not pleasant.

Communal kitchen is very basic and a bit grubby, like student digs. You need to bring your own milk for tea. Next-door dogs bark all day and all night which could do with being rectified.

Very comfy bed and good hot shower. Smart en-suite. Warm room. Easy to park for free. Host lives off-site but came to sort any issues very promptly and did offer an alternative room when TV didn't work. Tea, coffee and kettle not in room but easily accessed in communal kitchen. Smart communal living-room too.

Dirt, dust, no smoke alarm in hallway, broken bed frame, burnt cigarettes in bed sheet and carpets, painted over mould, also had to wait outside after a 4 1/2 hour drive, we had to wait to use toilet facilities and freshen up, not ideal if you have IBS

Having seen other reviews I asked in advance to make sure I received clear check-in instructions (and that I could drop off my bag early) and I received a reply saying this wouldn't be a problem, "they're happy to confirm this". Some time before I left on my way I asked again what the check-in instructions are. I arrived at the time I said I would to the address (no sign it's any accommodation by the way) and knocked on the door (- it's listed as having 24-hour front desk reception (but there is no desk/recpetion at all!)). No answer. I checked my email again, still 0 more check-in instructions to follow up. Fortunately the contact answered their phone but was really quite rude and aggressive. Then I had to wait for his email finally, still out on the sidewalk with some unfriendly neighbours with all my luggage. The room I was assigned was smaller than in the photos, there was no seating area in the room (despite the advertisement), there was no washing machine in the room (despite the advertisement) and the one there is outside was already filled with what looked like linens from the accommodation when I went to use it. Other things I recall advertised were missing from the room too (iron, kettle, hairdryer). The sink is in your face if you go to sit on the toilet. It is a cheap house, just cheaply flipped to rent out. It's very poorly insulated so lots of noise comes in, including the aggravating beeping of the low battery smoke alarm and yelling of others. At no point did any staff ask how my stay was nor apologize for their deceptive communication.

A fair amount of diverse international food starting within a 5 minutes walk.

the shower plug was blocked, so i had to keep turning the shower off, wait for the water to drain away. turn the shower on rinse myself some more then turn the shower off and wait for it to drain. The front door was hard to open and hard to close.

There was no heating in the room we couldn't turn the radiator on as they have took the caps off the window wouldn't close as the catch was broken the lock on the door was broken so we couldn't stay there we had to find another hotel Holiday Inn which cost us £347 I had to borrow the money of member of family so we didn't have to go back home

No bin in the room, no sign outside the guesthouse, When I first arrived a young lady opened the door and looked at me, like I had the wrong place. No housekeeping, no change of towels, The bed was too low, in in fact it reached my ankle. No space in the shower so I had to bend down. The rest of the house was warm, but the radiator was off in my room. Room code was broken so I could not lock it. I was not shown properly how to use the front door code. There was a little bit of turf outside the house, and there was rubbish there my whole stay. The toilet in my ensuite overlapped with the sink so I could not go to the toilet properly.
