You can hear everything from the other rooms. Snoring, creaking, flushing, showering etc. Lovely breakfast but really there are so many delightful cafes in Hay that I’d recommend eating at those. Swimming pool is ok if you want to swim a few lengths but it’s dank and scruffy, not a place to sit around and relax. The sauna was not open.

Double bed somewhat narrow. Floor surfaces rather uneven but I realize inherent to an older building. Was disturbed by some people having a long chat in the street outside around 1 a.m., but went back to sleep after I closed our bathroom window. (Not a problem, but be aware the lane to the rear car park is extremely narrow).

Bit disruptive when the swimming pool area is attached to the main room and can hear other guests, especially children playing at 9am and children coming over to the door. The room didn't feel priviate unless the curtains were closed as it was looking out onto a small car park with cars very close to the door and winow. The TV could be a bit bigger but apart from that was a lovely room.

The staff were lovely especially with letting us have a private swimming session if we wanted to. They were also very kind and allowed us to stay in their car park for a few extra hours. The room was really nice and cozy.

bed sheet on single bed too large so didn't fit properly and disturbed sleep ( owner reduced room rate when this was pointed out )

The property was ideally located for our purpose, the staff were very friendly and helpful and parking was adequate at the rear of the building. The breakfast was excellent, with quality ingredients and well served.

WiFi not too good. Price a bit high for the room but Hay on Wye is popular so prices are higher than surrounding areas.

All good but of particular note to us was the breakfast. Smoked salmon with scrambled eggs and haddock with poached egg was very welcome for a pescatarian having had vegetarian breakfasts for several days! I would have loved to try the pool but I think we had a message to say it was unavailable the night of our stay.

They had me booked for 1st floor room but were able to accommodate my need for a ground floor room. Parking was free but ridiculous. Had to drive between 2 building with an inch to spare on either side. No room to turn around until other guests left.

I had a ground floor room which was good for my arthritis. The room was very small but comfortable. It was next to the pool. Lots of splashing sounds.
