    The breakfast set me up well for the day. My small single room had space for two chairs and a shower - much better than some chain hotels I have stayed in recently.

    We were on top which ment lots of steps to get to our room. Not suitable for old people.

    Great location. Close to restaurants, shop & beach. Friendly staff. Very clean.

    The bed in room 209 was really hard and uncomfortable. We were both glad to be back in our own beds. Overall an enjoyable stay

    Awful musty smell in the room and bathroom Room rather dated Shower either boiling hot or ice cold - takes quite a while to get that right

    Advertised as 4 star but in reality it's 3 star fare. Rooms are small but comfortable. Shower pressure was poor.

    The location was excellent, only a short walk to Brighton Pier. The price was competitive in a town where rooms are at a premium. Hotel located in a quaint row of period buildings. Bathrooms recently renovated.

    The room was very, very small. It should not be rented.

    The full sized triple beds in the room, as requested, were very comfortable. The room was clean and the bathroom contained both a bath and a walk in shower. Excellent breakfast. Reception staff, and breakfast staff very helpful and friendly.

    Room booked was abit small. But thats not a big issue. It did the job for a one night stay

    The location of the property is ideal. Its close to the beach and town centre and other amenities such as bars coffee shops and shops which saves alot of time. Helpful staff and they have an alternative cheaper parking option (parking permit holder @ fee) which helps as Brighton is generally expensive interms of parking

    Poorly designed bathroom meant using facilities was awkward. TV wouldn’t turn on/off effectively with remote so had to turn off at the wall. Light fittings situated directly over beds which made it easy to bump head on them when getting in and out of bed.

    Location was great for The Lanes and Pier.

    My single room was particularly small and I could have done with a bit more space

    I thought the breakfast was lovely and the staff really made an effort to make you feel welcomed. The room was clean with all the basics that you need.

    I was broadly satisfied with all aspects of my stay, but while I wasn't after or expecting expansive lodgings, a little more room (in case the weather did turn) and an en-suite lavatory would have perfected the stay. The price was pretty much as expected for a roof over one's head on Pride weekend. I'd have preferred to pay less of course, but I can't begrudge charging what the market will bear and it was cheaper than any alternative available at the time of my booking.

    When I booked my accommodation, I initially wondered how it could really qualify as a 4* B&B without ensuite bathroom. However, it turned out my expectations were surpassed by the reality. Although the room was small and lacked its own lavatory, it did have a shower, even if a toilet couldn't be fitted inside as well. It was of course just a place to sleep, change and breakfast while attending Brighton Pride. I did not plan on spending much time awake there and being there only for a weekend of generally good weather it didn't feel claustrophobic. It was very well located. The Pride Village Party was just round the corner of an evening and yet just far enough away that I didn't feel I was kept awake by the noise. The beach is also less than a 5 minute walk away. I did find myself rushing to get to the parade route, but that was just on account of being a bit slow out of bed! I particularly appreciated the breakfast. Cooked and continental options were available with flexibility on exactly what you ordered, along with plenty of spreads and a variety of teas. Staff were helpful, but bear in mind if you're going for Pride that although they sell Pride Village Party wristbands, it's cash payment only (apparently for logistical ease in delivering to organisers).

    There was a temporary problem with the shower room (only hot water, no cold) but it was dealt with apologetically and a few appreciated concessions for the inconvenience. Already booked my next stay.

    Perfectly located in the heart of Kemptown, seconds from the water as well as the cafes and nightlife. Rooms for all budgets, for when you’re feeling flush to when you’re travelling alone on a budget. Enjoyed one of the small, single rooms overlooking the green with a side view of the sea, as well as a more luxurious double for my last night. Bonus to have the bistro area which we used for breakfast, hosting friends for pre-dinner wine, plus a few hours working during the day (good wifi). Lucked out with parking right outside which was c£15 a day. 24 hour staffing most helpful and charming. Special thanks to our main man Oscar, suave owner Hervé, and the extended team for a great Pride break.

    I had a single room and it was quite small but well appointed. You may get noise from people in the street and park opposite in the weekend evening. Parking the car was a challenge. I'd advise not expecting easy parking nearby in busy seasons. I got a smoke type smell in the room but not sure of the cause as linen and curtains were quite fresh.

    Good choices for breakfast and friendly staff. Great location for the main Brighton attractions of the pier and beach.

    Top Flr with no lift!

    It wasn’t ready for check in at 2 o clock and still wasn’t ready at 2.30 so we just came back at 7. Would have been nice to be given a coffee or a drink while we waited rather than just being told it wasn’t ready and might be ready in a while . Check in was supposed to be 2 o clock.
