    Walls are pretty thin so could hear noise in next room and in the common room but the group of guests there at the same time as me were quiet and respected reasonable quiet hours. I slept with earplugs and it was no problem. Not a con but just something to be aware of as I misunderstood and didn't come prepared- there is a place to leave luggage after check out for the day but it's a bike rack with bike locks so you can loop it through the handle of your luggage and leave it locked to the wall. However, this is openly in a hallway and very visible to anyone coming in. While it felt safe enough to leave there and be assured that my suitcase would've stayed attached to the wall, I didn't bring a luggage lock to make sure my backpack couldn't be opened. So, if you plan to leave your luggage after check out, make sure you bring a lock for the zippers.

    The host was very responsive and very upfront about to expect here. The rooms are simple- I would describe them as similar to a uni dorm room but that's exactly what I expected and it worked fine for me for a 2 night stay. The location is good, not a far walk from the train or bus stations (although at the bottom of a hill so keep in mind if walking with heavy luggage). Great cafes around the area. Felt safe. Room was clean. Toilets were cleaned often.

    A small simple room with no window. A shower in the room and a shared toilet and kitchen. Small, simple and good for an overnight stay within walking distance of the town centre

    Back again for another midweek stay while in Edinburgh on business. I always appreciate the location of New Town Rooms - only a short walk from so many things, and also close enough to where I work to be able to walk in. Had to do some work in my room on this visit and the wifi connectivity was great - good speed and nice and stable. I actually quite like not having a window in the room as it promotes good sleep hygiene and I always sleep very well when I stay here as it's also very quiet.

    The room was extremely small and the ceiling was really low. Walls were a little dirty and could do with a little extra cleaning.

    The room was kept cool and dark, and had the best night's sleep. The room was generally clean, with fresh bed sheets and towels. The location was ideal, and only a 15/20 min walk to the centre. There were quite a few people coming and going at the same time so it was social. Everything other than the shower was communal.

    They include instant coffee and fresh milk, but it would be nice if they had a pod coffee machine that guests could buy pods for.

    This was a decent, low cost option in Edinburgh. The room is tiny and has no windows, but they are upfront about this. Shower in the room and shared bathroom in the hall. I get the sense that they genuinely try to offer a quality product given the price point (budget). There is a kitchen upstairs with fridge, microwave and kettle.

    Nothing springs to mind.

    Ideally located for my requirements. It’s very much Ronseal, it does what it says on the tin. Value for money. Very clean and well-presented. Clear, concise and quick communication. What’s not to like.

    It smelled of smoke in the toilet which wasn't very pleasant tho he is trying to fix that with the neighbor. Unfortunately the smokey smell was present in our shower too.

    It was a good price and it was very nice that there were some kitchen appliances available.

    I stay here regularly and standards are always consistently high. The rooms are cosy and comfortable and the kitchen/eating area is great for me as I travel to Edb a lot with work and having the option to not eat out is great. The location is great - an easy walk from the train station, plenty of good quality places to eat as well as grocery shops within easy walking distance. All in all, a place I'm more than happy to keep coming back to as it's also great value for money.

    Other guests were pretty loud in the hall way and the bathroom smelt of cigarette smoke which was unpleasant.

    It was easy to get it/ out of the centre and an easy walk/ bus to attractions

    Shared toilet. Not a deal breaker though.

    No breakfast was provided, however there is a kitchen available to make your own, with shops, take aways very close by. great for buses into town centre. bed was comfortable. shower was decent. Couldn't fault cleanliness. Communication from owner was excellent.

    Lovely little rooms with very comfy beds. Nice to have some kitchen facilites and communal dining space while away on business as an alternative to eating out! Very straightforward self-check in and totally hassle free.

    Room underground and small (as described), had to sleep diagonally on bed to fit :-) (but I am very tall!) Room smelled bit damp although masked by air freshener. Was exactly as described and what I was after (somewhere simple for one night) but felt bit on the expensive side at £100/night for what it was.

    Good placement (easy walking distance to the centre), friendly response (by mail, SMS etc, nobody on site), rooms clean and match description. Place well cared for with nice "shared spaces" (kitchen etc). Convenient, and perfect for one night near the centre.

    It was expensive for a room like this. Moreover, a bathroom in a bedroom is complicated, I knew that we did not have windows but It was very wet in the bedroom because of the shower

    Not far from the city center, restrooms were clean and it was quiet. That's ok for one night

    It was a bit noisy, especially since the shared toilet was directly next to my room. So when people went to the toilet I could hear then. Luckily I had my sleeping earphones with me

    The room had most of the stuff you need for a solo traveller. Having my own shower was great

    Very clean and cozy place. Everything was as perfect as it seemed online. Jack is a great host. He provided me with all the information i needed and showed me around the area. The room is really comfortable. The kitchen contains everything you need. The bed is comfortable and both the bedroom and the bathroom were clean. The location was incredible. Jack had excellent restaurant recommendations. He went way beyond to make my stay comfortable. I will definitely come back. 100% recommended

    This accommodation was perfect for our stay. It was great value for money. Very clean. The owner Jack was lovely. Self check-in was great as we arrived late in the night. Would definitely recommend.

    Although the place is very good as a whole, it could definitely be improve with more amenities in the toilet (i.e. more shower gel/shampoo). Other than that, place is excellent!

    Extremely nice and cheap place to stay in Edinburgh. Staffs are really helpful with enquiry, and all the facilities is as described in the booking. Location was strategic, and only takes 10 minutes from the Scots Monument. Highly recommended for individual wishing to stay a day or two in the city.

    The downstairs communal toilet was clogged the night that we stayed so we had to use the upstairs one. Luckily it was just us and I think one or two more rooms that were booked the night that we stayed so we didn't have to wait for anyone to finish using the toilet. We each only brought a backpack so we were fine but if you bring luggage, you will not have enough space in the room. The mat that is meant to be placed right outside the shower was hung up and was still quite wet when we tried to take a shower that night that we checked in, so we didn't feel too comfortable using it because we weren't sure if it was being dried from being washed or if it was wet from the previous person who stayed in the room. When we came to check in, the host said he wasn't quite finished with cleaning the room yet, so maybe it was something that was missed when he was rushing to finish cleaning so that was could get into the room.

    It was small but quiet room. The surrounding area was very quiet too, and there is a small grocery store about a 5 minute walk down the street, if you needed to get any supplies or food. There are a few hangers on the wall. A sink and shower were also in the room, and body wash was included. The bed was comfortable. It is about a 20 minute walk to the main Edinburgh area where all of the shopping, dining, and touristy stuff is. Wi-Fi was great in our room and in the communal areas. There is a communal kitchen, if you wanted to make yourself coffee, tea, or to cook anything. There are a few tables and seats in the lobby area, if you needed a desk area to work or just to sit in chair instead of the bed.
