We have people and automated systems that specialize in detecting fake reviews submitted to our platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone who spots something suspicious can always report it to our Customer Service team so that our fraud team can investigate.
Ideally, we'd publish every review we get, positive and negative. However, we won’t display any reviews that include or refer to (among other things):

When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (e.g. language, whether it’s just a rating or contains comments as well, etc.). You can sort and/or filter them by time of year, review score, and more.
Sometimes we show external review scores from other well-known travel websites, but make it clear when we do this.

The building itself feels safe with locks and codes to every doorways. Facilities are new and clean. The place is walking distance to the centre and train stations.

United KingdomWater leaked through the bathroom ceiling on our first morning there, through an electrical point. This was in one of the apartments. Second apartment the shower faucet wouldn’t turn so unable to use this shower. This meant that 11 people had the use of one shower for a planned trip. There was nobody that worked there on site. Spent hours trying to resolve the issue to no avail. No offer of any new apartments. No work carried out to fix the issue despite a maintenance man attending. Left us with a wet ceiling and a flooded bathroom. Had to pay a ‘damage waiver’ despite 2 out of 3 apartments not being fully functional and 1 apartment being a total health and safety risk. Despite lots of emails/messages being sent backwards and forwards, 3 days later we have still not reached a resolution. Avoid at all costs!
Location, the spaciousness of the rooms and they were all very clean.

I recently had the pleasure of staying at the Sevenstays Aparthotel in Liverpool, managed by Host & Stay, and I couldn't be more delighted with my experience! First and foremost, the location is absolutely fantastic. Situated right in the heart of Liverpool, it’s incredibly convenient to explore the city. Whether you’re here for shopping, dining, or sightseeing, everything is just a short walk away. The check-in process was seamless, thanks to the superb instructions provided by the Host & Stay team. They made sure everything was clearly communicated, from accessing the keys to all the necessary details about the apartment. It was such a relief to have a hassle-free start to my stay. Cleanliness is always a top priority for me, and I was thrilled to find the apartment impeccably clean. It was spotless from top to bottom, which made me feel comfortable and at ease right from the moment I walked in. The apartment itself was a perfect blend of style and comfort. Modern furnishings and tasteful decor made it a pleasant place to relax after a day of exploring. The amenities provided were top-notch, ensuring I had everything I needed for a comfortable stay. Overall, my stay at Sevenstays Aparthotel was outstanding. If you're planning a trip to Liverpool, I highly recommend staying here. Host & Stay have done an excellent job in making sure guests have a memorable and enjoyable experience. I can’t wait to come back!

IrelandApartment was filthy when we arrived at check in time (3pm). Previous tenants underwear, socks, toiletries and false nails were all over the bedroom and living room floor. The shower tray had hair all over it. Main reception was closed despite a sing adverting its opening hours were until 5pm. It took 2hrs to get someone to clean the apartment before we could use it. Very disappointed with the apartment and the service.

They fail to mention anywhere obvious that you have to go through an ID check processes, and then either pay a £25 damage waiver, or £10 gets knocked off a £300 deposit, so it's additional money. We booked 5 flats, and they were inflexible in letting me give £1500 and have £10 knocked off citing card admin fees, clearly not the reason if they wanted £50 for this. Lots of repeated emails asking for info I've already given. Had to phone up to confirm details 4 times. Just too much bother really. Also, they knew 4 people were coming per room but didn't make up both beds in any room.
Location was great, checking in on the day was easy. Price was probably reflective of the location and noise combination

United Kingdom✖️😡🤦🏻♀️😳 - Host & Stay charge illegal admin fees see law changes from June 2019 onwards - Price is inflated, your check in details will be withheld until you pay £250 deposit + and illegal £10 admin fee and they don't always return this (see other reviews and other Host & Stay properties) or £25 which on booking.com is stated as non-refundable (fair enough) but on the link is listed as being refundable so it is unclear and they refuse to acknowledge or send me another link so I can show the discrepancy - Paid in protest as it was pay an illegal fee or the other one or be out money with nowhere to stay. - stay well clear, I have never had an experience like this - Everything is done outside booking.com so you can't go through them - no help offered at all from their phone line or booking.com chat - Unclear terms, shady practices - Typos in their companies house documents - Wish I'd read other reviews - Property was dirty and loud, roof was leaking in places - it may be unrelated but my card details were compromised just hours after making this payment, a fraudulent £400 tried to come out of my account which has never happened before - I already know if they reply they'll be like "it was clear on booking.com it was non refundable", I entered into a contract on the external link that's where my card details were taken again and this is the contract that had unclear terms, the booking.com terms are not what I agreed to on the EXTERNAL link, those terms were the terms at payment for the damage deposit - Also questioning if the "enter into a draw when leaving a review" claims are real, do you have proof of this too or is it just another term that is not upheld? Booking.com should monitor sending of links and payments outside of their system as this just means prices on properties are inaccurate This is the first bad review I've ever had to leave a property, would never stay with another Host & Stay
