That plug sockets are not next to the bed so charging your phone overnight was a pain. Some areas such as corridors needed decorating and steps in and out of the hotel would’ve benefited from a secure handrail - our shower dripped all night😱

The staff were friendly and helpful. The food was plentiful and of a very good standard. The leisure centre was great

There was a stain on the chair in my room. I also turned the light on briefly in the bathroom in the night and the fan was so noisy and did not stop for ages, keeping me from falling back to sleep for a while. My room was a little dated.

I loved how dog friendly they were and they even did a doggy menu. I had a delicious meal in the restaurant/bar area. Staff were very welcoming and the main house and gardens were well kept. It was a very relaxing atmosphere. The bed was super comfortable and the room a good size.

On the whole we did enjoy our stay but there are a few small issues (mentioned above) which let the hotel down.

    • Junior Suite

Rooms very clean but tired looking, we stayed in a 1st floor junior suite, curtains and furniture very drab. Breakfasts - having to order off of a menu, no buffet, a very expensive way of having breakfast, £6.95 for 3 slices of toast (for 2), should come with preserves but on more than one occasion we had to ask for them, also by day 3 I asked if any cereal was available (yes it was) and today when paying the bill I mentioned that fresh fruit would be nice (apparently that’s available too) but neither of these were on the menu???? Why not? Is it because we haven’t idea of what we’d be paying for them? There’s no lift at the property despite most of the clientele being middle aged/elderly.

Friendly staff, very clean, food was good, nice to have a pool and gym.

This time the room we were given the bed was so uncomfortable, it needs replacing, we have stayed over 20 times there and have never had a bad mattress before.

We have stayed at Flackley ash many many times, the house is beautiful, the staff are so friendly, the rooms are so nice, the location is perfect for a relaxing and peaceful break away.

Slightly worn carpets etc but we were able to overlook that. Nice breakfast. Dinner fish n chips felt a bit tired and not very fresh…

Full of charm, lovely staff, perfect for our puppy. Great bar, nice gym, lovely grounds and v peaceful. Amazing location near Camber sands.

The children never want to stay anywhere else 😄

Rooms are comfortable and clean. The lounge area is welcoming with a small bar and an outdoor seating area. The addition of a stock of board games always adds to a relaxing afternoon. The hotel caters for gluten free food in all its menus (and the biscuits in the room). We always let them know of the dietary need beforehand.

Interior design and ambience lacking, especially in the restaurant. Staff (and guests) talking loudly outside our room late at night and early in the morning. Little information or welcome was volunteered by initial staff member at first check-in.

Great location for exploring Rye and the area around (if you have a car). Room was a good size and bed was comfortable. Pool and other facilities were excellent. Staff in general were friendly and helpful. Plenty of parking.

Some aspects of the layout were counterintuitive - in the pool area the toilets were in a different place to the changing rooms.

Breakfast had extensive options and was well cooked. Dinner was an interesting menu well cooked. The room was comfortable but a little eccentric in its layout.

We had a lovely big room overlooking the garden which was more than big enough for our two dogs. The patio is not suitable for dogs as there is a drop into the garden but everything was really lovely, clean and comfortable. We ate in Rye but had breakfast in the hotel which was exceptional and very varied catering for all tastes. The pool is lovely and clean with a nice jacuzzi and dressing gowns are provided in the wardrobes of the rooms. We were really glad we did not stay in the centre of Rye because it was very busy for the doggies. They had lovely gardens where the dogs could walk around on a lead and a nearby trail where they could be left off the lead.

Shower was quite weak so this could be improved. More tea bags in room as only enough for one cup. Maybe some dressing gowns especially as guests like to use the swimming pool.

Lovely relaxed clean hotel. Very quiet location. Staff very friendly and helpful. Food very good and decent portion size. Bed very comfy. Bedroom a good size with plenty of plug sockets and mirrors. Swimming pool a lovely extra.

The hotel should provide towel robes for the use of the pool/spa facilities and slippers. Luckily our room was situated very close by so we could just wrap our towels around us to head back to the room.

Stunning grounds, amazing facilities and perfect for a weekend getaway. 9 mins drive to Rye and 15 mins to Camber Sands beach. The restaurant had a lovely menu for lunch and dinner and we thoroughly enjoyed our stay.

Room smelt a little musty when we first arrived. Bedside light not working Loo handle falling off Bath was surface clean but very stained and needs a good deep clean; I would not have had a bath. Bedroom was very similar to premier inn but not as new and clean- so what would you do to elevate it? Breakfast was fine, but we didn’t book for the second day because we felt we’d get a better breakfast for the price in a cafe. For a better quality breakfast you’d need to spend out more to have better ingredients though. Sausage was poor quality, poached egg tasted of vinegar, bacon had little white bits of water residue on it, tomato wasn’t browned. Coffee was weak and watery.

Rooms a little tiredandsome a bit prone to traffic noise. No fridge or clock in room. Meals on the expensive side, especially breakfast. Staff could have been friendlier - despite the array of birthday cards on the breakfast table none of the staff thought to say Happy Birthday to my Mum - surely that's just a natural human reaction?! Quick to offer not to charge us for a disappointingly overcooked veg dish.

Great pool - that really improves the vfm calculation. Pretty grounds, light and airy restaurant, mostly good quality food - especially recommend the risotto and the blackcurrant delice!
